Property prices in Cyprus by district
Asking prices of the available homes in the published projects of our database, before VAT, on 6 November 2026. The median per m² is for apartments with a stated interior area; the villa column is the median villa price.
| District | Homes (projects) | From | Median price | Apartments, median per m² | Median villa |
|---|---|---|---|---|---|
| Limassol | 1,251 (120) | €179,000 | €495,000 | €5,564 | €1,335,000 |
| Paphos | 1,546 (172) | €160,000 | €535,000 | €5,100 | €1,065,000 |
| Larnaca | 299 (32) | €135,000 | €305,000 | €4,218 | €726,000 |
| Famagusta district | 94 (11) | €285,000 | €619,000 | €3,947 | €637,000 |
| Nicosia | 31 (5) | €185,000 | €845,000 | Too few apartments to report | Too few villas to report |
| All Cyprus | 3,221 (340) | €135,000 | €495,000 |
The order matches the market: Limassol is the dearest per m² at €5,564, Paphos is the largest stock and sits close behind at €5,100, and Larnaca is the cheapest way in, from €135,000, at €4,218 per m². At those medians €300,000 buys about 54 m² in Limassol, 59 m² in Paphos and 71 m² in Larnaca. Prices are asking prices, not completed sales, and the median of a district hides wide differences between neighbourhoods; the area detail is in where to live in Cyprus, Paphos or Larnaca and the market figures in the Cyprus property market forecast. The Famagusta district (Ayia Napa, Protaras and Paralimni) is a fourth, smaller market of 94 homes; see property for sale in Ayia Napa.
Add VAT to a new-build: 19%, or 5% on the first 130 m² of a qualifying main home. On a €300,000 listing that is €57,000 at 19% or €15,000 at 5%. A resale carries no VAT and transfer fees instead, €8,600 on €300,000. The full list is in the cost of buying property in Cyprus and taxes on real estate in Cyprus.
What types of properties are available?
The residential stock in our database is 2,165 apartments, 751 villas, 95 penthouses, 149 studios and a few townhouses, maisonettes and duplexes. Most are new-build or off plan, sold by the developer.
- Apartments from the entry price in each district; see apartments in Cyprus.
- Villas and houses with a plot and often a private pool; see villas in Cyprus and beachfront houses.
- New homes and off-plan projects, paid in instalments to a delivery date; see new homes in Cyprus and off-plan properties in Cyprus.
Whether the aim is a home to live in, a holiday home or a residence permit, start from the budget and the district, not from the type.
Where in Cyprus can you buy?
We list homes island-wide, in the areas controlled by the Republic of Cyprus:
- Limassol – the largest market and the dearest per m²; 1,251 homes. See property for sale in Limassol.
- Paphos – the largest stock, 1,546 homes, and the most foreign market: buyers from abroad signed about 70% of its contracts between January and July 2026. See properties in Paphos.
- Larnaca – the lowest entry prices, from €135,000, and the airport close by. See property for sale in Larnaca.
- Ayia Napa and Protaras – the Famagusta district, 94 homes, more than half of them villas.
- Nicosia – the capital, with few new-build projects: 31 homes at the time of writing.
Why work with us?
We work for the buyer, but we are paid by the developer, not by you. That has a plain consequence and a plain limit.
- You pay no agency fee to us. You pay the developer's price, plus VAT or transfer fees, a lawyer (about 1% plus VAT) and small Land Registry charges.
- We show the numbers behind each project: the price per m² set against the district medians above, the delivery date, and what the contract should say.
- We introduce independent lawyers, notaries and banks. You choose and instruct your own lawyer; we are a marketing and consulting agency, not a law firm.
- We speak your language: English, German, Polish and Russian, from viewings to the signature.

Frequently asked questions
Frequently asked questions
Everything buyers ask us about property in Cyprus, in one place.
On 6 November 2026 the homes in our database start at €135,000 and the median asking price is €495,000, before VAT. Larnaca is the cheapest district (median €305,000), then Limassol (€495,000) and Paphos (€535,000).
Yes. EU citizens buy freely. A non-EU buyer needs permission from the Council of Ministers, filed by the lawyer after the contract is signed, and is in principle limited to one dwelling. The steps are in how to buy property in Cyprus.
VAT of 19% on a new-build, or 5% on the first 130 m² of a qualifying main home; transfer fees of 3%, 5% and 8% by band, halved, on a resale; no stamp duty for contracts signed from 1 January 2026; a lawyer at about 1% plus VAT; and small registry charges.
Yes. The legal steps can be completed with a power of attorney and an independent Cyprus lawyer.
Some Cyprus banks lend to non-residents, usually at a lower loan-to-value. See our guide to mortgages for foreign buyers in Cyprus.
From reservation to a signed contract it usually takes a few weeks when the lawyer's checks are complete; the contract is then deposited at the Land Registry. On a resale the title moves soon after. On an off-plan home it moves after construction, which can take years.
A non-EU buyer can apply for permanent residence under Category 6.2 with a first-sale new-build of at least €300,000 plus VAT, with the money transferred from abroad and income from abroad of at least €50,000, plus €15,000 for a spouse and €10,000 per child.
No, but it helps for ongoing payments such as utilities and community fees. We can introduce you to a bank.
Tell us your budget and district
Send your budget, the district and the delivery date you can accept, and we will send current projects with plans, availability and the price per m² beside the district median.
