About this development
Bluvia Residences is a building of apartments and studios for sale in Kato Paphos, the seaside lower town of Paphos on the west coast of Cyprus. It has 20 homes on three floors: 6 studios, 8 one-bedroom apartments and 6 two-bedroom apartments. The project is currently under construction.
The two-bedroom apartments have two bathrooms, 79.20 to 80.30 m² of internal space and a covered veranda of 8.10 to 10 m², giving a total of 87.30 to 90.30 m². Studios and one-bedroom apartments have one bathroom each. Residents share a communal swimming pool with a pool bar and landscaped gardens, and parking is private and uncovered.
By car, the nearest beach is about 2 minutes away, Paphos city centre about 3 minutes and Paphos International Airport about 13 minutes; shops, restaurants, a school and a hospital are around 1 minute away. The developer describes the beach and daily amenities as within walking distance. The building suits buyers looking for a compact home or a holiday apartment close to the Paphos harbour and the archaeological park.

PaphosKato Paphos
Kato Paphos unfolds along the southwestern coast where the archaeological park's mosaics and the medieval harbour castle anchor a promenade lined with palms, restaurants and marinas. Days move between sea and history: swimming off rocky coves, strolling to the lighthouse at dusk, dining on fresh fish within sight of the water. The Old Town's lanes sit close by, while the harbour front and coastal road connect residents to golf courses, international schools and Paphos International Airport within minutes. It suits those drawn to a Mediterranean rhythm, cultural depth and the ease of established, well-serviced surroundings.

Apartments and Studios for Sale in Kato Paphos, Cyprus
Bluvia Residences is a three-storey apartment building in Kato Paphos, the seaside lower town of Paphos on the west coast of Cyprus. Kato Paphos is where the city's harbour, its archaeological park and the coastal promenade are located. The building contains 20 homes in three formats: studios, one-bedroom apartments and two-bedroom apartments.
The project is currently under construction. The developer has not confirmed a completion date, so we do not quote one here; ask us for the latest status of the works before you reserve. Shared facilities are a communal swimming pool with a pool bar, landscaped gardens and uncovered private parking on the plot.
20 Studios and Apartments on Three Floors
The 20 homes are divided into 6 studios, 8 one-bedroom apartments and 6 two-bedroom apartments. According to the developer's unit schedule, all three types are found on each level: the ground floor, the first floor and the second floor. Buyers can therefore choose the floor they prefer within any of the three formats.
Studios and one-bedroom apartments each have one bathroom, and the two-bedroom apartments have two. Detailed floor areas have been published for the two-bedroom layout and are shown in the table. For the studios and one-bedroom apartments, we can request the floor plans and areas from the developer on your behalf.
| Layout | Homes in the building | Bathrooms | Internal area | Covered veranda | Total area |
|---|---|---|---|---|---|
| Studio | 6 | 1 | On request | On request | On request |
| One-bedroom apartment | 8 | 1 | On request | On request | On request |
| Two-bedroom apartment | 6 | 2 | 79.20–80.30 m² | 8.10–10.00 m² | 87.30–90.30 m² |
Two-Bedroom Apartments: 79 to 80 m² Inside, Two Bathrooms
The two-bedroom apartments are the largest homes in the building. Their internal floor area ranges from 79.20 to 80.30 m². Each one has a covered veranda of 8.10 to 10 m², which brings the total area to between 87.30 and 90.30 m².
Each two-bedroom apartment has two bathrooms, so the second bedroom can be used by children, guests or as a home office without sharing a bathroom with the main bedroom. The covered veranda is the private outdoor space; the developer's schedule shows no uncovered verandas, roof terraces or storage rooms for these apartments.
When comparing apartments in Paphos, check how the area is stated. Some listings quote a single figure that already includes the verandas. For Bluvia Residences, the internal area and the veranda are listed separately, which makes a direct comparison with other buildings easier.
Communal Pool, Pool Bar and Landscaped Gardens
The shared outdoor area is built around a communal swimming pool. The developer lists a pool bar beside it and landscaped gardens around the building. Parking is private to residents, and the unit schedule shows uncovered parking spaces for every type of home.
The developer's published material does not mention a gym, a lift, solar panels or a smart home system, and it makes no claims about views. We list only the facilities that are confirmed. If any other feature matters to you, we will ask for the full technical specification and send it to you.
Kato Paphos: Harbour, Roman Mosaics and the Seafront Promenade
Paphos has two parts: Ktima, the older upper town on the hill, and Kato Paphos, the lower town by the sea. Kato Paphos grew around the ancient port of Nea Paphos, and much of the area's daily life still happens along the promenade between the harbour and the hotels on Poseidonos Avenue.
At the end of the harbour stands Paphos Castle, a small medieval fort that also serves as a backdrop for open-air concerts and events. Beside the harbour lies the Paphos Archaeological Park. It belongs to the UNESCO World Heritage site of Paphos, listed in 1980, and its Roman villas, such as the House of Dionysos, are known for their floor mosaics. North along the coast are the Tombs of the Kings, burial chambers cut into the rock, several of them with Doric columns.
For everyday shopping, Kato Paphos has supermarkets, pharmacies, bakeries and restaurants, and the Kings Avenue Mall on Apostolou Pavlou Avenue is the main shopping centre in this part of town. In summer the area is busy with visitors; outside the main season it is noticeably quieter.
Driving Times: Beach in 2 Minutes, Airport in 13
The times below are our estimates by car from the building's location. They are short because the building sits inside the town; traffic in Kato Paphos is heavier in the summer months.
- Shops, restaurants, a school and a hospital: about 1 minute
- The nearest beach: about 2 minutes
- Paphos city centre: about 3 minutes
- The nearest golf course: about 10 minutes
- Paphos International Airport: about 13 minutes
The developer describes the beach and everyday amenities as within walking distance. Paphos International Airport has scheduled flights to many European cities, which is practical for owners who divide their time between Cyprus and another country.
Buying an Apartment Under Construction in Cyprus
Because Bluvia Residences is still being built, this is an off-plan purchase. The buyer signs a sales contract with the developer before completion, and payments are usually linked to stages of construction. In Cyprus, the signed contract should be deposited at the Land Registry (Department of Lands and Surveys), which protects the buyer's right to the specific apartment.
We recommend that buyers appoint an independent Cyprus lawyer to check the building permit, the payment schedule and the status of the title deeds before signing. Our team can send floor plans and the current price list, arrange a visit to the site in Kato Paphos and answer questions in English, German, Polish and Russian.
