About this development

The building stands in the centre of Paphos, where the city's offices, shops and daily business already concentrate. It is a commercial address in the plainest sense: an easy place to reach, and one clients and staff will find without effort.

Inside, the development offers offices, shops and other commercial units. Parking is split between underground and surface levels, and EV charging is provided. Air conditioning is run floor by floor through VRV systems, so each level can be managed on its own terms. Fibre-optic connectivity is standard, while solar power supplies the common areas. Security is constant, with round-the-clock staffing and video surveillance.

The shared spaces are furnished, and an on-site restaurant means meetings and lunches need not leave the premises. It suits owner-operators who want a base in the city centre, and investors seeking commercial space with its services already in place.

Paphos

Paphos unites the weight of history with the ease of Mediterranean living. Its UNESCO-listed mosaics and the mythic rock of Aphrodite sit alongside a modern harbour lined with restaurants, a marina in progress, and a golf coast to the south drawing a discerning international set. The old town's stone lanes, archaeological grounds and museums give the city cultural depth rare on the island, while the seafront promenade and nearby beaches supply the leisure. Well served by an international airport minutes away, Paphos suits those who want genuine character, cultural richness and coastal comfort within one address, without sacrificing convenience or connectivity.

Offices for sale in Paphos, Cyprus: 8 units from the ground floor to the fifth floor

Reiwa Center is a Class A building in the business centre of Paphos, on the west coast of Cyprus. It is under construction and completion is planned for the third quarter of 2027. The scheme has 8 units in total, and they cover three uses in one building: street-level retail and office space on the ground floor, a commercial unit with a restaurant terrace on the first floor, and offices on the four floors above.

Premises are sold one by one. A company that needs a single floor, an investor who buys a unit to let it, and an operator who looks for a ground-floor shop or a restaurant can therefore all find a unit at the same address. The tower has a rounded glass facade and stands on a planted podium. Prices in our catalogue are quoted without VAT.

The table shows how the 8 units are spread over the floors.

Paphos city centre: schools, hospital, shops and restaurants about 1 minute by car

The building stands in the middle of the town, which is why everyday destinations are close. The table lists approximate travel times by car. They are estimated from the straight-line distance on the map and indicate the order of magnitude only.

For a company this means that staff reach lunch places, shops and a school in about 1 minute by car, and the hospital is just as close. The beach is about 3 minutes away, so a client meeting can end on the seafront. Paphos airport is about 14 minutes by car, which matters for businesses whose partners fly in from other countries. The building also has its own restaurant, so visitors do not have to leave the address for a meal.

Four office floors with ceilings up to three metres and panoramic glazing

The office floors are open plates with ceiling heights of up to three metres and glass walls that look over the town towards the sea. A floor can be arranged as the headquarters of one company, or a company can take part of a floor and share the rest with other tenants. The layout inside a unit is the buyer's decision.

Premises are sold in shell and core condition. In every unit the WC and the kitchenette are already finished, and the buyer plans and builds the rest of the interior. Custom and basic fit-out packages are available on request, so a buyer can order the work through the seller or appoint an own contractor. Lobby, lounge and the other common areas are handed over fully fitted and furnished, and the first impression of the building is therefore complete on the day the tenants move in.

The ground-floor unit and the first-floor commercial unit follow a different logic. The shop faces the street and is designed for walk-in customers, while the first-floor unit sits above the podium and has a large terrace. This is the space for the restaurant mentioned in the building description.

Parking, EV charging, VRV air conditioning and 24/7 security: the building services

The services stored for the building are listed below.

  • Underground and surface parking
  • Floor-by-floor VRV air conditioning
  • Solar power for the common areas
  • EV charging
  • Fibre-optic connectivity
  • 24/7 security and video surveillance
  • Storage rooms
  • Furnished common areas and an on-site restaurant

VRV is a zoned system, so every floor sets its own temperature and the cost of cooling or heating follows the actual use of that floor. Fibre-optic connections matter for offices that run video calls and cloud software all day. EV charging belongs to the parking offer and answers a question that tenants with company cars now ask in every lease discussion.

Parking is split between an underground level and surface spaces, so staff can use covered places and visitors can stop briefly at street level. The number of spaces per unit is part of each purchase contract and should be read in the contract before signing. Security staff and cameras work around the clock, and the storage rooms hold archives or equipment that a tenant does not need at the desk.

Buying commercial premises in Paphos: 19% VAT, transfer fee and permits

New commercial premises are sold with VAT. The reduced rate of 5% is only available for a main residence up to 130 m² and EUR 350,000, with an extension to EUR 475,000 and 190 m² in total, so it does not apply to offices, shops or a restaurant unit. The standard rate of 19% is the one to plan with. Prices in our catalogue are quoted without VAT, and a Cyprus tax adviser confirms the treatment for the structure of the buyer.

Stamp duty on contracts has been abolished from 1 January 2026. The Land Registry transfer fee is 3%, 5% or 8% of the value, with a 50% reduction, and it is not charged on a sale to which VAT applies. Citizens of EU and EEA countries need no permit to buy. Citizens of other countries need a permit under Cap. 109, and a lawyer should check this point before the reservation is signed.

The reservation, the sale contract and the registration at the Land Registry are separate steps. A buyer who purchases a unit in a building that is still under construction should also have the delivery date in the contract, and the third quarter of 2027 is the date to confirm there.

Who the building suits: company headquarters, investors, shop and restaurant operators

A company can take a full office floor and move its team into one space that has parking, fibre-optic internet and security without a separate service contract. A group with several offices in Cyprus can use a Paphos floor as its western branch. An investor can buy one or more units and let them, and the choice between a whole floor and a smaller unit depends on the tenants in the market the investor knows.

A retailer or a food and beverage operator looks at the ground floor and the first floor, where the street frontage and the terrace are the selling points. The data we hold contains no rents, no yields and no tenant commitments, and this text gives no forecast. Anyone who buys to let should ask the seller for the lease assumptions in writing and compare them with current office rents in Paphos.

The building is listed as Reiwa Center in our catalogue, with its gallery and floor plans in the project file. Our team arranges the viewing of the site and the documents, and the next step for a serious buyer is the reservation of a specific unit.
