Buying Property in Cyprus Remotely: Power of Attorney, Viewings and Handover
A Cyprus property purchase can be completed without you travelling for the signing. It is common practice and legally straightforward — provided the power of attorney is properly drafted and held by the right person.
This guide covers which steps work remotely, which you should not delegate, and where remote purchases go wrong in practice.
What Can Be Done Remotely When Buying Property in Cyprus
Effectively the whole process:
- Reservation and payment of the reservation fee
- Legal due diligence by your lawyer — title, encumbrances, permits
- Contract signing under power of attorney
- Depositing the contract at the Land Registry
- Payments from your own account
- Council of Ministers permission, if you are a non-EU buyer — your lawyer files this after the contract is signed
- Transfer of title at the Land Registry
What you should not delegate is choosing your lawyer and inspecting the finished property. More on both below.
Power of Attorney for a Cyprus Property Purchase
The power of attorney is executed before a notary and then apostilled so that it is recognised in Cyprus. Allow one to two weeks depending on your notary and the issuing authority.
Three things determine whether it is a good instrument or a liability:
Who holds it. It belongs with your independent lawyer — not the developer, not the developer's law firm, not the agent. Anyone suggesting the power of attorney be granted to someone on the seller's side is proposing that one party represent both sides of the transaction.
How wide it is. A general power of attorney is convenient and risky. Far better is one limited to the specific property and the specific acts: sign this contract, deposit it, complete the transfer.
How long it lasts. Give it an expiry date covering the expected timeline plus a buffer, rather than leaving it open-ended.
Virtual Viewings: What to Ask For
Sales videos show what flatters. What you need is different.
A continuous walkthrough, not edited clips. From the entrance through every room to the terrace, unbroken. Cuts hide precisely what you want to see.
A completed project by the same developer, handed over three to five years ago — not the show unit. New buildings look good everywhere; the question is how they age.
The surroundings, not just the property. The view straight down from the balcony, the neighbouring buildings, the construction site next door, the noise at different times.
Footage at the time of day you would actually use it. A holiday property in August looks nothing like the same property in November.
If your lawyer is on the island, have them film it. They have no interest in the sale closing.
The Protection That Applies Whether or Not You Are There
Regardless of whether you attend, the signed contract must be deposited at the Land Registry. Under the Sale of Immovable Property (Specific Performance) Law 81(I)/2011, you have six months from signing to do it.
That creates your enforceable right to registration — effective even if the seller later runs into difficulty or sells the same unit twice.
Get written confirmation that it has been done. Buyers have discovered years later, after paying in full, that their contract was never lodged.
Making Payments From Abroad
Pay from your own account. Third-party payments complicate both the transaction and any future sale, because the bank will want to trace where the money came from.
Confirm bank details by phone, using a number you already had — not one from an email. Verifying account details before a large transfer takes five minutes and is the cheapest safeguard in the process.
Keep every payment receipt. You will need them twice: to reduce capital gains tax when you eventually sell, and to evidence source of funds.
What You Should Never Delegate When Buying Remotely
Choosing your lawyer. They must be independent of the seller, and you must appoint them yourself.
The inspection before the final payment. Commission an independent inspection and compare the finished unit against the contracted specification. The final instalment is your last piece of leverage.
The decision itself. A video is not local knowledge. If you do not know the area, one trip before committing is the cheapest insurance available.
