Source: the available units of the published projects in our database on 6 November 2026. Price per m² uses the interior area where the listing gives it and the built area otherwise. Asking prices on mostly new-build and off-plan units; no completed sales are included. With eleven projects, the figures describe those projects and do not stand for the whole coast.
There are 94 new-build homes for sale in Ayia Napa, Protaras and Paralimni on this site, in 11 projects. They start at €285,000, the median is €619,000, and half of them cost between €336,250 and €656,250. The market has two halves: 41 apartments in 4 projects from €285,000, and 53 villas in 7 projects from €495,000. We are paid by the developer, so you pay us no agency fee; the costs of buying are set out below.
The market is small and the figures describe these eleven projects, not the whole coast: a single project can move a median. Compare each project on its plot, its built area and its delivery date, not on the district number.

The areas: Ayia Napa, Protaras, Paralimni and Kapparis
The listed projects stand in four neighbouring places on the south-eastern tip of the island, a few minutes apart by car, with very different characters.
- Ayia Napa: the best-known resort of the island, at the south-eastern tip, with long beaches such as Nissi and Makronissos, the Cape Greco coast of cliff paths and coves, a marina and a historic monastery at the centre. The market is a proven holiday one with a reliable flight connection. We list one project here, Napa Meridian Villas.
- Protaras: a calmer resort strip of low-rise streets and pale-sand beaches, with Fig Tree Bay the best known and the Cape Greco coves a short drive away. It holds the most of our listings, in five projects.
- Paralimni: the largest town of the eastern district, a little inland, with year-round services, schools and a hospital, and the beaches of Protaras and Ayia Napa minutes away by car. It is the cheapest place on this page.
- Kapparis: the north-eastern coastal quarter of Paralimni, quieter than the resort strip, with low-rise villas and small apartment buildings above a rocky shoreline and sandy coves, lived in all year.
Our distance data puts the beach one to seven minutes from the listed projects and the centre of the nearest town three to fourteen minutes away. Napa Meridian Villas is the one project with an airport time on file, 59 minutes.
When the south-eastern coast projects are delivered
All 94 homes have a stage on file: 60 are off plan, 34 are under construction and none is completed. The feed carries no delivery year for any of them, so ask for the delivery date and the remedy for delay in writing before you sign.
Put the delivery date in the contract with a stated remedy for delay, tie each instalment to a construction milestone, and read Cyprus off-plan deposit protection before you pay a deposit.
What a new-build costs on top of the price
A new-build carries VAT instead of transfer fees. VAT is 19%, or 5% on the first 130 m² of a home that will be your primary and main residence, within the limits of €350,000 for the 5% part and €475,000 and 190 m² for the whole transaction. The limits matter for villas: a villa above €475,000 or 190 m² pays 19% on the whole price, so on €650,000 the VAT is €123,500. Stamp duty was abolished for contracts signed from 1 January 2026, and a lawyer costs about 1% plus VAT. A resale carries no VAT and pays transfer fees of 3%, 5% and 8% by price band, halved, which comes to €8,600 on €300,000. See Cyprus property VAT explained and the cost of buying property in Cyprus.
Buying from a developer on the south-eastern coast: the order of steps
You choose the unit, sign a reservation, and an independent lawyer checks the title and permits before the contract is signed and lodged at the Land Registry. A non-EU buyer needs Council of Ministers permission, which the lawyer files after signing. Payments follow the construction stages on an off-plan project. The steps are in how to buy property in Cyprus as a foreigner. A first-sale new-build of at least €300,000 plus VAT can also qualify a non-EU buyer for Category 6.2 permanent residency, with the money transferred from abroad and income from abroad of at least €50,000, plus €15,000 for a spouse and €10,000 per child.
How the south-eastern coast compares with the other districts
Per m², a villa here costs €4,031 against €3,904 in Larnaca, €5,417 in Paphos and €6,781 in Limassol. The median villa costs €637,000 here, €726,000 in Larnaca, €1,065,000 in Paphos and €1,335,000 in Limassol. For apartments the median is €3,947 per m² here, €4,267 in Larnaca, €5,172 in Paphos and €5,659 in Limassol, although the Protaras figure is lifted by one beachfront project; Paralimni alone is €3,786. To weigh the coasts against each other, read Paphos or Larnaca and Paphos vs Limassol.
Who buys in Ayia Napa and Protaras
A home here suits a buyer who wants a holiday-and-living base on the sunniest corner of the island, with the beach a few minutes away and a quieter town behind it. The trade is distance: the south-eastern coast lies the farthest from the western cities, and the choice is smaller than in Limassol or Paphos. Check the road to the airport and the nearest school and hospital against how you will actually live there, and read choosing a property lawyer in Cyprus before you pay a deposit.
