Short answer: buying a Cyprus property with cryptocurrency is possible, but it is a niche. The sale contract is written in euros, the developer must be willing and able to accept the payment, and the lawyer, the bank and the developer all verify where the coins came from. Many buyers convert to euros through a regulated platform first. We are paid by the developer, so you pay us no agency fee.
Can you buy property in Cyprus with crypto?
Law-firm analyses find no general bar in Cypriot contract or property law to using crypto as payment, but the structure has to satisfy the Land Registry, the anti-money-laundering rules and the EU's Markets in Crypto-Assets Regulation (MiCA). Crypto is not legal tender in Cyprus, and no statute regulates property purchases in crypto specifically. In practice, crypto purchases are possible with a developer that has a tested process and a lawyer who has done one. Resales from private owners are harder, because a private seller usually cannot accept crypto and a bank will not process a crypto receipt.
What decides whether it works
- The price is in euros. The contract, the VAT and the Land Registry figures are in euros. Payment in coins is a way of settling the euro price at an agreed rate on an agreed date.
- Proof of wealth. Lawyers, banks and developers must verify the source of the funds. Expect to show how the coins were acquired, the exchange or wallet history, and the route to the payment. A developer that is itself authorised under MiCA does not exempt you from these checks.
- MiCA and CySEC. From 1 July 2026 crypto-asset services in Cyprus may be provided only under MiCA, supervised by CySEC. A developer taking coins directly is not automatically a regulated provider; a separately authorised provider is often used to convert.
- Taxes. Sources disagree on how Cyprus taxes crypto gains for a private individual, and your home country may tax them too. Get a written tax opinion before you pay.
- Residence. The qualifying amount for Category 6.2 has to be transferred from abroad, and it is not clear from the sources we checked whether payment from crypto qualifies. Confirm with a lawyer first; see the Category 6.2 guide.
A worked example: €300,000 paid in coins
The euro price is fixed at €300,000. If you pay in a stablecoin, the euros are the stablecoin amount at the agreed rate plus the provider's conversion cost. If you pay in a volatile coin, the amount you send depends on the rate on the payment day: if the coin falls 10% between the day you sign and the day you pay, you must send 11.1% more coins (1 ÷ 0.9) to cover the same €300,000, and if it rises you send fewer. Fix the rate date and who bears the movement in the contract. A 0.5% conversion cost would be €1,500, and a 1% bank or broker margin €3,000.
The other costs of a purchase are the same as for any buyer: VAT of 19%, or 5% on the first 130 m² of a qualifying main home, which is €15,000 or €57,000 on €300,000, a lawyer at about 1% plus VAT (€3,570), and no stamp duty from 2026. See the cost of buying property in Cyprus.
How a crypto purchase runs
- Choose the home and ask the developer in writing whether it accepts crypto and through which provider.
- Appoint an independent lawyer and agree the contract in euros, with the rate date, the provider and who bears the exchange-rate movement.
- Prepare the proof of wealth: how the coins were acquired, wallet and exchange history, and the payment route.
- Sign, deposit the contract at the Land Registry within six months and pay by the schedule.
- For a non-EU buyer, the lawyer files the Council of Ministers application after signing.
The lawyer's role and fees are in choosing a property lawyer in Cyprus, moving large sums in transferring money to Cyprus and the bank account in opening a bank account in Cyprus. The residence route is in the Category 6.2 guide.
What to ask a developer before you pay in crypto
- Is the payment taken directly or through an authorised provider, and which one?
- In what currency is each instalment invoiced, and on which date is the rate fixed?
- Who bears the exchange-rate movement, and what happens if the provider refuses the payment?
- Which documents do you need for the source of funds?
- Are the title and the deposit of the contract unaffected by the form of payment?
Tell us your budget and the area, and we will ask the developers whose projects fit whether they accept crypto and on what terms. Homes by area are on Properties for Sale in Cyprus.
FAQ — Frequently Asked Questions about Buying Real Estate in Cyprus with Cryptocurrency
It is possible with a developer that accepts it and a lawyer who has structured it. The contract stays in euros, and the payment must pass the source-of-funds checks. Many buyers convert to euros through a regulated platform first.
Law-firm analyses find no general bar in contract or property law, but there is no specific statute either. The structure has to satisfy the Land Registry, the anti-money-laundering rules and MiCA.
The EU's Markets in Crypto-Assets Regulation. From 1 July 2026 crypto-asset services in Cyprus may be provided only under MiCA, supervised by CySEC. A person-to-person transfer outside a service provider is outside its scope, but the other checks still apply.
Yes. Lawyers, banks and developers must verify the source of funds, and a developer that is authorised under MiCA does not remove the proof-of-wealth step.
The qualifying €300,000 for Category 6.2 has to be transferred from abroad. The sources we checked do not say whether crypto qualifies, so confirm with a lawyer before you pay.
Disposing of crypto may be a taxable event in your country of tax residence. Sources conflict on the Cyprus treatment, so get a written opinion from a tax adviser.
