About this development

Imperium Resort is an off plan community of villas for sale in Anarita, a village in the Paphos district of Cyprus. The project is planned as 72 villas in total, and the first phase consists of 19 three-bedroom villas. Each has three bathrooms, between 158 and 165 m² of built area and its own plot of 344 to 366 m². The villas are bought from the plans while the community is built.

Every villa has a private 3 × 6 m swimming pool, a 32 m² veranda and a barbecue area. The specification lists a furniture package, a VRF system for heating and cooling, and underfloor heating. A clubhouse is planned at the centre of the community, surrounded by landscaped grounds.

Anarita is a quiet village in the countryside: a restaurant is about a minute away by car, shops and a school about five minutes, the beach and a golf course about nine, and Paphos airport about ten. The villas suit permanent living, holiday use and long-term investment. The handover schedule of the first phase and the payment plan are available from a consultant.

PaphosAnarita

Anarita lies in the foothills inland from the Paphos coast, a small rural community where the terrain folds into low ridges, scrubby hillsides and stretches of cultivated land. The pace is set by the countryside: early mornings, long views, evenings of near silence. It suits buyers who prefer land and seclusion to a resort setting, and who are content to drive a few minutes to reach the coast road, the beaches below and the services of Paphos. A natural choice for a considered second home, or for a quieter year-round base.

Villas With Private Pools in Anarita, Paphos, Cyprus

Imperium Resort is an off plan community of villas in Anarita, a village in the Paphos district of Cyprus. The plan is a resort-style development of 72 villas grouped around a central clubhouse and built in phases. The first phase is a collection of 19 three-bedroom villas, a compact start to a much larger scheme: the homes are bought from the plans, and the remaining parts of the community follow.

Anarita lies about three kilometres northeast of the village of Timi, a little inland from the Paphos coast. It is a small settlement surrounded by open country, and each villa stands on its own plot of roughly 350 m², which leaves outdoor space around the house and the pool. The beach, the golf course and the airport are all within about ten minutes by car (see the table further down).

The first phase of 19 villas is roughly a quarter of the planned 72 (19 of 72, about 26%), so 53 villas are still to come in later phases. The published material does not say whether they repeat these two layouts, so ask for the details of later phases before relying on them.

Two House Sizes Across the 19 Villas of the First Phase

All 19 villas have three bedrooms and three bathrooms, so the difference between them is the built area and the plot. Three villas have 165 m² of built area and the other sixteen have 158 m². The veranda and the pool are the same across the phase.

Plot350–366 m²344–350 m²
Veranda32 m²32 m²
Private pool3 × 6 m3 × 6 m

Plot sizes vary from villa to villa, including within one layout, so two villas of the same house size can differ in outdoor space. Floor plans are available from a consultant.

Counting the veranda, the 158 m² villa offers about 190 m² and the 165 m² villa about 197 m² (built area plus the 32 m² veranda; the layouts themselves are not published). The water surface of the pool is 18 m² (3 × 6 m).

What Each Villa Comes With

The specification published for the first phase covers the following:

  • a private swimming pool of 3 × 6 m
  • a veranda of 32 m² and a barbecue area
  • a furniture package
  • a VRF system for heating and cooling
  • underfloor heating
  • access to the community clubhouse and the landscaped grounds

The exact contents of the furniture package are confirmed with the sales team before a reservation. The VRF system and the underfloor heating let the house be used comfortably in winter as well as in summer, which matters for owners who live in Cyprus all year.

VRF stands for variable refrigerant flow: one outdoor unit serves indoor units in several rooms, so each room can be cooled or heated to its own setting. Underfloor heating warms the rooms evenly from the floor, which is how many owners keep a house comfortable on cool winter evenings.

Daily errands are short: a restaurant, shops, a school and a hospital are all within six minutes. The beach and the golf course are about nine minutes away and Paphos airport about ten, which suits owners who fly in often.

Buying Off Plan in Anarita and What to Confirm Before Reserving

Imperium Resort is sold off plan, so the villas are bought from the plans and the specification while the community is built phase by phase. A completion date for the first phase is not published, so ask for the current schedule before reserving. Before paying a reservation deposit, confirm four points: the completion date, the payment plan, the contents of the furniture package and how the title deeds are transferred. A Cyprus lawyer reviews the sales contract on the buyer's side.

Because the plots run from 344 to 366 m², ask for the plot plan of the specific villa you are considering: its position inside the community, its orientation and its distance to the clubhouse are not part of the published information.

Who the Villas Suit

The community is planned for three kinds of buyer: families who move to Cyprus for good, owners of a holiday home, and investors with a long-term view. Year-round living is supported by the heating and cooling systems and the furnished specification. A holiday owner gets a house with its own pool and barbecue area and a short drive to the beach. An investor buys into the first phase of a 72-villa scheme at the off plan stage.

Each group looks at different numbers. A permanent resident compares the 158 m² and 165 m² layouts and the plot size. A holiday owner looks at the nine-minute drive to the beach and the ten minutes to Paphos airport. An investor asks for the payment plan and the schedule of the first phase, because neither is published.
