LimassolAgios Ioannis
Agios Ioannis is a quarter in the western part of central Limassol, about one and a half kilometres west of the castle, bordered by Katholiki to the east and Tsiflikoudia to the south. Its parish church is dedicated to St John the Merciful. Franklin Roosevelt Avenue, where the KEO brewery stands, passes through its southern part towards the new port. The Nicos Solomonides Arena of AEL and the indoor hall of Apollon are here, as are the Agios Antonios gymnasium and lyceum and the Water Museum. It suits buyers who want a central base between the old town and the port.

Including the veranda and the storage room, the total areas on the developer's floor plans range from about 68 m² for the smallest one-bedroom apartment to about 105 m² for the largest two-bedroom apartment. In the two-bedroom layouts the second bathroom means that a family, or an owner with regular guests, does not have to share a single bathroom.
Covered Verandas of 11 to 26 m² and a Shared Roof Garden
Every apartment has a covered veranda, and the sizes differ noticeably between units. The smallest verandas measure about 11 m², while the largest, on the first and second floors, reach about 26 m². On a one-bedroom apartment of 56 m², a 26 m² veranda adds outdoor space equal to almost half of the internal area. Buyers who plan to eat outside for much of the year should compare the veranda sizes in the table before choosing a unit.
Each apartment also comes with its own storage room of 1.5 m², which keeps suitcases, beach equipment and tools out of the living space. Cars are parked on the parking level of the building. The roof is a common garden with a barbecue area that all residents can use.
Energy Class A: 47 kWh per m² a Year
The building is designed to energy class A, the top band of the energy performance certificate used in Cyprus. The developer's brochure gives a calculated energy demand of 47 kWh per square metre per year. According to the developer, the rating is reached through bioclimatic design principles, and it meets the national requirements for new residential buildings.
An energy performance certificate is required whenever a property in Cyprus is sold or let. The class A rating and the 47 kWh figure can therefore be compared directly with the certificates of other apartments on the Limassol market, including resale flats in older buildings.
Construction Started, Delivery Planned for Q1 2028
Hai is sold off-plan during construction. The planning permit has been received and building work has begun. The developer's timeline from September 2026 gives a construction period of 17 months, with delivery in Q1 2028.
Payments are linked to construction stages. Under the developer's current terms the schedule is as follows:
- 5% deposit to fix the purchase price
- 30% when construction starts
- 25% when the structure of the building is complete
- 25% when the pre-finishing works are complete
- 15% on delivery of the apartment
Because most instalments follow the progress on site, a buyer can see each stage completed before the next payment falls due. Payment terms can change over time, so the schedule should be confirmed in the reservation agreement and the contract of sale.
Agios Ioannis Location: Beach 2 Minutes, City Centre 3 Minutes by Car
Agios Ioannis lies within the Limassol urban area, close to the city centre and the seafront. The estimated driving times from the building are one minute to shops, a school and a hospital, two minutes to the beach and to restaurants, and three minutes to the city centre with Limassol Castle and the marina. The nearest golf course is about 29 minutes away by car.
The district is one of the parts of Limassol where new office buildings and several large residential projects are being built. Construction activity in the surrounding streets is therefore likely to continue during the building period of Hai and for some time after delivery.
The one-bedroom apartments suit single buyers and couples who work in Limassol and want a short drive to offices, shops and the beach. The two-bedroom apartments, with two bathrooms each, suit small families and buyers who need a guest room or a separate home office.
