LimassolAgios Ioannis

Agios Ioannis is a quarter in the western part of central Limassol, about one and a half kilometres west of the castle, bordered by Katholiki to the east and Tsiflikoudia to the south. Its parish church is dedicated to St John the Merciful. Franklin Roosevelt Avenue, where the KEO brewery stands, passes through its southern part towards the new port. The Nicos Solomonides Arena of AEL and the indoor hall of Apollon are here, as are the Agios Antonios gymnasium and lyceum and the Water Museum. It suits buyers who want a central base between the old town and the port.

Luna is a small residential building planned in Agios Ioannis, one of the municipal quarters of Limassol, the second-largest city in Cyprus. It contains seven apartments for sale, arranged over four residential floors with a roof level above. Three of the apartments have one bedroom and four have two bedrooms, so the building is made up entirely of one- and two-bedroom homes.

The first and second floors repeat the same plan: each holds one one-bedroom apartment and one two-bedroom apartment. The third floor is given to two two-bedroom apartments with the largest verandas in the building, and the fourth floor holds a single one-bedroom apartment. Seven households in total share the building, which keeps the number of neighbours low for a city address.

One- and Two-Bedroom Apartments from 50 to 83 m²

Internal areas run from 50 m² for the smallest one-bedroom apartment to 83 m² for the largest two-bedroom apartment. Every apartment has a veranda of between 13 and 23 m², which adds usable outdoor space to each plan and is measured separately from the internal area.

Floor Plans: En-Suite Master Bedrooms, Verandas and a 53.4 m² Roof Garden

In the 75 m² two-bedroom apartments the plan places the master bedroom, with its own en-suite bathroom, next to a second bedroom. A separate WC sits near the kitchen and living area, so guests do not need to pass through a bedroom.

The 50 m² one-bedroom apartments on the first and second floors have a bedroom, a kitchen, a WC and a 14 m² veranda. On the fourth floor, the 60 m² one-bedroom apartment adds a closet to the same set of rooms and has its own 14 m² veranda.

Apartment 302 on the third floor, with 83 m² inside and a 22 m² veranda, is the largest home in the building. Its plan continues on the fourth-floor drawing, where further bedroom space is shown; we can send the full drawings on request.

Agios Ioannis: a Residential Quarter Inside Limassol Municipality

Agios Ioannis takes its name from Saint John and is one of the quarters that make up Limassol Municipality. It should not be confused with the village of Agios Ioannis in the hills of Limassol District, roughly 30 km north of the city.

Because the building sits inside the municipal area, residents use the city's own road network and services. Limassol is connected by the A1 motorway to Nicosia, with the A5 branching off towards Larnaca, and by the A6 to Paphos; Larnaca and Paphos international airports both serve the city. We have not yet received the exact plot position, so we do not quote driving times here.

Construction Stage, Purchase Steps and Who These Apartments Suit

Luna is currently off-plan: the developer marks it as coming soon and has not published a delivery date. Buyers reserving at this stage choose from the floor plans and specifications, and the construction timetable forms part of the contract discussion.

In Cyprus, a contract for an off-plan apartment should be lodged with the Department of Lands and Surveys after signing, which records the buyer's claim to the unit until title deeds are issued. We recommend an independent lawyer who checks the building permit, the contract and the payment schedule before any payment beyond the reservation.

The one-bedroom apartments suit a single owner or a couple buying a first home or a city base in Limassol. The two-bedroom apartments, in particular the two third-floor homes with verandas over 20 m², give room for a family, a home office or regular guests.
