Coast View is a new development of apartments and penthouses for sale in Geroskipou, the town on the eastern edge of Paphos, Cyprus. The gated complex has 18 homes in two blocks around a communal swimming pool and is designed to energy efficiency class A. It is sold off-plan, and delivery is set at 30 months from the signing of the sale contract.

All homes have two or three bedrooms, with as many bathrooms as bedrooms. The two-bedroom apartments measure 75.94 to 82.45 m² inside, with covered verandas of 10 to 38 m². Coast View is a gated residential complex in Geroskipou, the town that borders Paphos to the east. It consists of 18 homes split between two blocks. Block A holds twelve units on three floors, four on each floor, and all of them face the sea. Block B is smaller, with six units arranged two per floor beside the communal pool; its top floor looks over both the pool and the sea.

The buildings are designed to energy efficiency class A, the top band of the A-to-G scale used on Cypriot energy performance certificates. Entry to the plot is through remote-controlled gates, and each apartment has a video intercom at the door. Every layout has two or three bedrooms and the same number of bathrooms.

Six Layouts from 75.94 to 107.83 m² of Internal Space

The floor plans fall into six types. On the two lower floors of Block A, the apartments come in two sizes: 75.94 m² with a 10 m² covered veranda, and 82.45 m² with a far larger veranda of 38 m². Block B repeats a single plan of 76.88 m² with a 16.9 m² veranda on every floor.

The top floor of each block is laid out as penthouses with a private roof garden. In Block A, two penthouses have two bedrooms and a 17.84 m² roof garden, and two have three bedrooms, three bathrooms, 107.83 m² inside, a 24.45 m² veranda and a 23.6 m² roof garden. The Block B penthouses keep the 76.88 m² plan and add a roof garden of 9.84 m². Storage rooms measure 1.67 m² in Block A and 1.58 m² in Block B.

Included with Every Unit: Covered Parking, Storage and Smart Home

The price list names the items that are part of the purchase: smart home technology, the video intercom, the remote-controlled gates, the communal swimming pool, one covered parking space and one storage room per home. None of these is charged separately.

The pool is L-shaped and made of two connected sections measuring 4.50 × 8.60 m and 4.50 × 5.00 m. Interiors are finished to a high specification. Three further items are prepared or optional: the building has provision for photovoltaic panels, concealed VRV air conditioning can be ordered, and underfloor heating is offered as an option. Because the project is at the off-plan stage, these choices can be settled before the interiors are fitted.

Geroskipou: Schools, Shops and a Five-Domed Byzantine Church

Geroskipou is a town in its own right, joined to Paphos by continuous streets. Its name derives from the Greek for ‘sacred garden’, after the gardens of Aphrodite that ancient pilgrims passed on their way to her sanctuary at Kouklia. Today it is best known for loukoumi: in 2007 Loukoumi Geroskipou became the first Cypriot product registered as an EU protected geographical indication, and it may only be made within the town’s boundaries.

The complex stands in a residential quarter of the town. A primary school lies around 300 m away in a straight line, and the five-domed church of Agia Paraskevi, one of the best-known Byzantine buildings on the island, is less than a kilometre from the site. Supermarkets, a private hospital and restaurants are a minute or two by car. By the project’s own figures, Paphos town centre is about eight minutes away, the sea about seven and Paphos International Airport under twenty.

Off-Plan Purchase: Delivery 30 Months after Signing

Coast View is currently at the off-plan stage. Delivery is written into each contract as 30 months from the date of signing, so an earlier signature brings an earlier handover. No single calendar date has been set for the complex as a whole.

Buyers from abroad typically follow the standard Cypriot sequence: a reservation, legal checks by an independent lawyer, and a sale contract that is stamped and lodged with the Land Registry to protect the purchaser. We send the floor plans for each block, arrange site visits and introduce buyers to lawyers in Paphos.

The choice within the complex is clear-cut. Block A offers sea views from every floor, Block B is the smaller building beside the pool, and the top-floor penthouses add a private roof garden to the floor plan.
