Universal, Paphos, Cyprus: Twelve Two-Bedroom Apartments in Two Blocks

Galaxy is a small residential complex in Universal, one of the established apartment districts of Paphos. It has 12 apartments in two blocks, A and B. Each block has three floors with two apartments per floor, so every home has only one direct neighbour on its landing.

The project is under construction, and handover is scheduled for December 2028. The buildings are designed to energy efficiency class A, which in Cyprus requires good insulation, efficient glazing and a share of renewable energy in the building’s consumption. The plot is fenced and gated, with remote-controlled entrance gates and a video intercom for every apartment.

One Plan for All: 77.55 m² Inside plus a 20.22 m² Covered Veranda

Every apartment in the building follows the same layout. Each has two bedrooms and two bathrooms across 77.55 m² of internal space, opening onto a covered veranda of 20.22 m². A private storage room of 1.8 to 1.9 m² is added to each unit, which brings the total area to between 99.57 and 99.67 m².

Because the plans are identical, the choice between apartments comes down to block and floor. An apartment on the top floor sits highest above the street, while the lower floors are closest to the shared outdoor areas. The price list confirms the following items as part of every purchase:

Interiors are finished to a high standard, and the complex is described as a designer project. Two upgrades can be ordered: concealed VRV air conditioning and underfloor heating. Since the buildings are still under construction, these options are best agreed early, before the interior fit-out begins.

Universal District: Sea 1.5 km Away, Primary School within 400 m

Universal sits between Kato Paphos, the harbour and coastal area, and Ktima, the upper town with the market and administrative buildings. The district grew in the past decades as a residential area of apartment buildings, many with shared pools, and it is now home to both local families and foreign residents.

The complex lies in the southern part of the district. In a straight line, a supermarket is about 200 m from the plot, the state 13th Primary School of Paphos around 350 m and Epiloges Park roughly 400 m. The coast is 1.5 km away, which is about two minutes by car, and the town centre is the same distance. A university campus lies around 1.5 km away, and Paphos International Airport is 9 km from the building, roughly 12 minutes’ drive.

Kato Paphos is close enough for regular use. The harbour with its medieval fort and the archaeological park, a UNESCO World Heritage Site known for its Roman floor mosaics, lie roughly 2 km west of the building in a straight line. Everyday errands, from the pharmacy to the bakery, can be handled within the district itself.

Apartments under Construction, Handover in December 2028

Galaxy is past the planning stage: construction is in progress on site, and the scheduled delivery date is December 2028. A purchase now secures a finished two-bedroom apartment for that date, with time to choose optional equipment before the interiors are completed.

The building fits several types of buyer. A family with school-age children has a primary school within walking range of the plot. A couple relocating to Cyprus gets two bathrooms and a second bedroom for guests or a home office. Holiday-home buyers benefit from the gated plot, the pool and covered parking while the apartment stands empty. For letting, twelve identical two-bedroom units in a central district form a uniform product that is easy to describe to tenants.
