About this development

Platon Triangle is a small residential building in Agios Ioannis, Limassol, Cyprus, with four 3-bedroom apartments for sale. The building stands on a triangular plot on Pallados Street, which gives it its name, and holds exactly one apartment on each of its four residential floors.

All four apartments share the same plan: three bedrooms, three bathrooms, 108.9 m² of interior space and a 25.1 m² covered veranda, 134 m² in total. Each apartment comes with its own parking space and storage room. The visualisations show an open kitchen-living room with an island, herringbone wood floors and warm wood and stone finishes.

Agios Ioannis is a residential district of Limassol that combines city convenience with a calm coastal setting. A supermarket is about a minute's drive away, Limassol Marina about six minutes, and the sea, cafés and restaurants are close by. The layout suits families and professionals who want a full-size apartment without a large complex around it.

LimassolAgios Ioannis

Agios Ioannis is a quarter in the western part of central Limassol, about one and a half kilometres west of the castle, bordered by Katholiki to the east and Tsiflikoudia to the south. Its parish church is dedicated to St John the Merciful. Franklin Roosevelt Avenue, where the KEO brewery stands, passes through its southern part towards the new port. The Nicos Solomonides Arena of AEL and the indoor hall of Apollon are here, as are the Agios Antonios gymnasium and lyceum and the Water Museum. It suits buyers who want a central base between the old town and the port.

Four 3-Bedroom Apartments in Agios Ioannis, Limassol, Cyprus

Platon Triangle is a compact residential building on Pallados Street in Agios Ioannis, Limassol (postcode 3016). The plot is triangular, and the name of the building comes directly from that shape. On floors one to four there is one apartment per floor: flat 101 on the first floor, flat 102 on the second, flat 103 on the third and flat 104 on the fourth. That makes four homes in total, and no apartment shares its floor with another.

For a buyer, the small number of units is the main practical difference to a large development. There are only four households in the building, every apartment has the full width of its floor, and the plan is identical from the first floor to the fourth. The decision is therefore about height and position in the building, while the size and room count stay the same.

What the 134 m² of Each Apartment Comprise

Each apartment has 108.9 m² of interior living space and a 25.1 m² covered balcony or veranda, which adds up to 134 m² in total. The interior holds three bedrooms and three bathrooms. With as many bathrooms as bedrooms, a family of four or five, or a household that regularly has guests, does not depend on one shared bathroom in the morning.

The covered veranda of about 25 m² is a usable outdoor room in the Limassol climate, large enough for a dining table and seating, and the roof over it gives shade in summer. Every apartment also comes with one parking space and one storage room, so bicycles, beach equipment and seasonal items have a place outside the living area.

The interior visualisations show an open kitchen-living room arranged around a kitchen island, three bedrooms and the bathrooms. The finishes in the renders use warm wood and stone tones, with wood floors laid in a herringbone pattern. As with any new build, the binding specification is the one attached to the sales contract.

How Flats 101 to 104 Differ: Floor Height and Price Step

Because the four apartments are identical in plan and area, the floor is the only variable. The price list rises with each floor, so flat 101 is the entry point and flat 104 on the fourth floor is the top of the range. Higher floors sit further above street level and its activity; lower floors are quicker to reach and carry a lower price. Which of these matters more depends on the buyer, and we can send the current price list for all four floors on request.

Building Design with Curved Lines and a Terracotta Stair Tower

The architecture is modern and uses smooth curved lines. The most visible element in the renders is the rounded stair tower in a terracotta colour, which contrasts with the light façade. Large windows bring daylight into the living areas, and the renders show green planted panels on the façade. The triangular plot shapes the footprint of the building, which is why the floor plan does not follow a simple rectangle.

Agios Ioannis, Limassol: Distances to Shops, Schools and the Marina

Agios Ioannis is a residential district of Limassol. The brochure describes it as a mix of city convenience and coastal calm: the sea and beaches are close, there are modern cafés, restaurants and boutiques in the area, and the district is well connected to the rest of the city. That combination suits professionals who work in Limassol and families who need schools and shops nearby. Approximate drive times from the brochure:

  • Sklavenitis supermarket: about 1 minute (0.2 km)
  • Pythagoras school and kindergarten: about 4 minutes (1.3 km)
  • Stadium: about 4 minutes (1.7 km)
  • ATM: about 6 minutes (2.0 km)
  • Limassol Marina: about 6 minutes (1.8 km)
  • Limassol shopping centre: about 8 minutes (2.2 km)
  • Old Town: about 12 minutes (2.0 km)
  • My Mall: about 12 minutes (6.1 km)
  • Paphos airport: about 46 minutes (58 km)
  • Larnaca airport: about 52 minutes (70 km)

Daily shopping is effectively around the corner, and a school with a kindergarten is a short drive away. The Marina and the Old Town are both within about two kilometres, and both of the island's international airports can be reached in under an hour.

Buying an Apartment for Sale in Limassol: VAT and Fees in Cyprus

Prices for new apartments in Cyprus, including this building, are quoted excluding VAT and excluding Land Registry transfer fees. Both have to be added to the budget. The standard VAT rate on new residential property is 19 %.

A reduced VAT rate of 5 % is available when the apartment becomes the buyer's primary permanent residence. The reduced rate covers only the first 130 m² and a capped part of the purchase value; anything above that is charged at 19 %. The relief is not available at all for homes larger than 190 m² or above a set total value, and the buyer must keep the property as the main residence for ten years. Family apartments of around 130 m² sit close to the first threshold, so the way the area is measured for this purpose matters. Whether a specific purchase qualifies depends on the buyer's circumstances, the agreed price and the area basis used by the tax authority, and should be confirmed by a lawyer before signing.
