Ocean View Residences is a gated group of five detached villas in Chloraka, a coastal community in the Paphos district on the west coast of Cyprus. Chloraka lies directly north of Paphos town. Two of the five villas also have a private roof garden on top of the house, which adds a third outdoor level to the pool terrace and the garden. The beach, the restaurants and the shops are each about one minute away by car. The hospital is about five minutes away, the centre of Paphos about seven and the airport about 20. Daily errands need no long drive, and after landing at Paphos the drive to the villa takes about twenty minutes.
Chloraka and the Paphos coast: shoreline, church and the sites of Kato Paphos
The regional tourism board, Visit Pafos, describes Chloraka as a coastal village with beaches, hotels, restaurants, bars and coffee shops, a rocky coastline and open views towards the Mediterranean. The church of Panagia Eleousa in the village dates, according to the same source, to the late 12th or early 13th century, and its oldest frescoes are from the 13th century.
In Paphos town the Tombs of the Kings lie within the Archaeological Park of Kato Pafos, which has been on the UNESCO World Heritage list since 1980. Visit Cyprus, the official tourism portal, describes them as monumental underground tombs carved from solid rock in the Hellenistic and Roman periods. The centre of Paphos is about seven minutes from the villas by car.
Buying a villa in Paphos from abroad: permit, VAT and transfer fees
Citizens of EU and EEA countries buy property in Cyprus without a permit. Citizens of other countries need a permit under Cap. 109, which is applied for through the buyer's lawyer.
New-build VAT is 5% only on a main residence of up to 130 m2 and up to EUR 350,000, with the limit extended to a deal value of EUR 475,000 and a total area of up to 190 m2. In every other case the rate is 19%. Villas with three or four bedrooms and a private pool usually exceed those limits, so plan with 19% and let your lawyer confirm the rate. The prices in our catalogue are without VAT.
