Ten apartments on four floors in Katholiki, Limassol, Cyprus

Kai is a compact residential building of ten apartments in Katholiki, a historic quarter of Limassol on the south coast of Cyprus. The developer describes Katholiki as one of the original quarters of the old town and states that protected status covers much of the district, which limits the number of new buildings that can go up here.

The project is sold off-plan. Delivery is scheduled for May 2029, and the energy certificate class is A. With ten apartments spread over four floors, each level has two or three homes, which keeps the shared areas quiet and the building easy to manage.

One- to three-bedroom layouts from 45 m² to 90 m²

The one-bedroom apartments are the entry layout, with 45 m² inside and a covered veranda of 9 m². The two-bedroom apartments on the lower floors have 65 m² and one bathroom, with verandas of 12 to 26 m² depending on the position in the building, so two flats with the same interior can differ by more than ten square metres outside.

When comparing the two-bedroom options, the veranda is the deciding detail. A 65 m² apartment with a 26 m² veranda gains an outdoor room equal to about 40 percent of its interior, enough for a dining table and a lounge corner, while the version with a 12 m² veranda suits buyers who mainly need the second bedroom.

Above the top floor, each of the two upper apartments has its own private roof garden. The two-bedroom top-floor apartment adds a 28 m² roof garden to its 13 m² veranda, for 127 m² in total.

Parking is one of the practical questions in Katholiki. The developer notes that street parking in the district is limited, and the building answers this directly. Every apartment includes:

Katholiki lies between the commercial streets of the old town and the coast. According to the developer, the seafront and Limassol Marina are a short walk from the building, and the city centre is minutes away. The marina brings restaurants, cafés and a waterfront promenade within reach, while the old town supplies everyday shops and services.

Estimated driving times from the building are about one minute to shops, restaurants, schools, the hospital, the city centre and the nearest beach, and around 31 minutes to the nearest golf course. These are car journey estimates for orientation.

The developer positions the building for owner-occupiers who want a walkable central base and for investors targeting the old town rental market.
