About this development
Kai is a residential building of ten apartments for sale in Katholiki, one of the original old town quarters of Limassol, Cyprus. The project is off-plan, with delivery scheduled for May 2029 and a Grade A energy rating. According to the developer, the seafront and Limassol Marina are a short walk away and the city centre is minutes from the door.
The building has four floors with one-, two- and three-bedroom apartments. On the current price list, one-bedroom apartments measure 45 m², two-bedroom apartments 65–86 m² and the three-bedroom apartment 90 m² of internal space. All apartments have covered verandas, and the two top-floor apartments have private roof gardens of 42 m² and 28 m². Every apartment comes with a covered parking space and a storage room.
Katholiki is a dense, historic district where street parking is limited, so the private parking matters in daily life. The apartments suit owner-occupiers who want a central home within walking distance of the sea, families who need a three-bedroom layout in the city, and investors interested in the old town rental market.

LimassolKatholiki
Katholiki is one of the central quarters of Limassol, lying just north of the old town between Agia Zoni to the east and Agios Ioannis to the west. Its name recalls a Latin cathedral of the Venetian period; the present metropolitan church of Panagia Pantanassa, still known as Katholiki, was built on its site after 1954. Saripolou Square, the Municipal Market and part of Anexartisias Street lie here, together with the District Administration, the central police station and buildings of the Cyprus University of Technology. It suits buyers who want to do everything on foot, including students and university staff.

Ten apartments on four floors in Katholiki, Limassol, Cyprus
Kai is a compact residential building of ten apartments in Katholiki, a historic quarter of Limassol on the south coast of Cyprus. The developer describes Katholiki as one of the original quarters of the old town and states that protected status covers much of the district, which limits the number of new buildings that can go up here.
The project is sold off-plan. Delivery is scheduled for May 2029, and the energy certificate class is A. With ten apartments spread over four floors, each level has two or three homes, which keeps the shared areas quiet and the building easy to manage.
One- to three-bedroom layouts from 45 m² to 90 m²
The one-bedroom apartments are the entry layout, with 45 m² inside and a covered veranda of 9 m². The two-bedroom apartments on the lower floors have 65 m² and one bathroom, with verandas of 12 to 26 m² depending on the position in the building, so two flats with the same interior can differ by more than ten square metres outside.
When comparing the two-bedroom options, the veranda is the deciding detail. A 65 m² apartment with a 26 m² veranda gains an outdoor room equal to about 40 percent of its interior, enough for a dining table and a lounge corner, while the version with a 12 m² veranda suits buyers who mainly need the second bedroom.
The top floor holds the two largest homes: a two-bedroom apartment of 86 m² and a three-bedroom apartment of 90 m², both with two bathrooms. The table shows internal, veranda and roof garden areas for each type on the current price list.
| Apartment type | Internal area | Covered veranda | Roof garden | Total area | Bathrooms |
|---|---|---|---|---|---|
| One-bedroom | 45 m² | 9 m² | – | 54 m² | 1 |
| Two-bedroom, lower floors | 65 m² | 12–26 m² | – | 77–91 m² | 1 |
| Two-bedroom, top floor | 86 m² | 13 m² | 28 m² | 127 m² | 2 |
| Three-bedroom, top floor | 90 m² | 23 m² | 42 m² | 155 m² | 2 |
Two top-floor apartments with private roof gardens of 42 m² and 28 m²
Above the top floor, each of the two upper apartments has its own private roof garden. The three-bedroom apartment receives 42 m² of roof garden in addition to a 23 m² veranda, for a total area of 155 m². The two-bedroom top-floor apartment adds a 28 m² roof garden to its 13 m² veranda, for 127 m² in total.
In a district of narrow streets and low buildings, a private roof terrace is the main way to get open sky and space for a dining table, plants or a sun lounger. For buyers who want a larger home in the old town, these two apartments offer the most outdoor space in the building.
Covered parking and a storage room with every apartment
Parking is one of the practical questions in Katholiki. The developer notes that street parking in the district is limited, and the building answers this directly. Every apartment includes:
- a covered parking space in the building
- a private storage room
- a covered veranda (the developer quotes up to 29 m²)
- Grade A energy performance
The storage room keeps bicycles, beach equipment, luggage and seasonal items out of the apartment, which matters most in the one- and two-bedroom layouts where every square metre of living space counts.
Living in Katholiki near the seafront and Limassol Marina
Katholiki lies between the commercial streets of the old town and the coast. According to the developer, the seafront and Limassol Marina are a short walk from the building, and the city centre is minutes away. The marina brings restaurants, cafés and a waterfront promenade within reach, while the old town supplies everyday shops and services.
Estimated driving times from the building are about one minute to shops, restaurants, schools, the hospital, the city centre and the nearest beach, and around 31 minutes to the nearest golf course. These are car journey estimates for orientation.
The developer positions the building for owner-occupiers who want a walkable central base and for investors targeting the old town rental market. Off-plan purchases in Cyprus are paid in stages linked to construction, and the signed contract is deposited with the District Land Registry.
