Cyprus Digital Nomad Visa 2026: Income, Documents, Tax and What Rent Really Costs
Short answer: the Cyprus digital nomad visa is open to non-EU and non-EEA nationals who work remotely for an employer or clients outside Cyprus and can show at least €3,500 net a month. It gives one year and can be renewed for two more, so three years at most. A single applicant needs €42,000 net a year, which is about €48,400 gross if the whole salary were taxed in Cyprus under the 2026 bands. A two-bedroom flat takes 21% of the minimum income in Larnaca or Paphos at the average rent and 41% in Limassol, and three years of rent come to 7% to 11% of the price of a new two-bedroom flat.
Most guides to this visa copy the same five lines and stop. They skip the part that decides whether the plan works: how the tax rules treat a salary earned while you sit in Cyprus, how much of the income test your rent eats, and whether buying makes sense on a permit that lasts three years at best. This guide gives the rules first and then works through the numbers. The full 2026 bands and take-home examples are in our guide to Cyprus tax for individuals.
The rules come from Cypriot law-firm summaries of the Migration Department's scheme: GK Law Firm (updated 16 October 2026), Andersen Cyprus and a Mondaq summary of the March 2025 relaunch. I could not open the Migration Department's own scheme page during the check, so confirm income, fees and the permit cap there before you file. Rent figures come from this site's guide to renting an apartment in Cyprus and apartment prices from this site's listings in October 2026.
Cyprus Digital Nomad Visa in 2026: Who Qualifies and the Rules in One Place
| Rule | What the scheme says |
|---|---|
| Who can apply | Non-EU and non-EEA nationals who work remotely using telecommunications technology, either employed by a company registered abroad or self-employed with clients abroad |
| Income test | At least €3,500 net a month after taxes and contributions, plus 20% for a spouse and 15% for each child |
| Permit length | One year, renewable for up to two further years (three years in total) |
| Permit cap | 500 permits, raised from 100 by the Council of Ministers on 3 March 2022; no public count of places left |
| Where and when | File with the Migration Department within three months of arrival; examination takes 5 to 7 weeks |
| Fees | €70 for the residence permit and a one-time €70 Aliens' Register fee; €70 for each renewal |
| Family | Spouse or partner and minor children get residence for the same period and may not work in Cyprus |
| Work | No work for Cyprus-based employers or clients |
The scheme was created in October 2021, the cap rose in March 2022 and the Migration Department announced in March 2025 that it was accepting applications again, which implies a pause in between. Some 2026 guides mention a cap of 1,000. I found no official source for that figure, and the 500 limit is the one tied to the Council of Ministers decision.
Income Requirement for the Cyprus Nomad Visa: €3,500 Net and What Families Need
The test is net income of at least €3,500 a month, measured after taxes and contributions, and it is proved with salary evidence showing the net amount and detailed bank statements for the last six months. A freelancer combines clients outside Cyprus to reach the figure. The family uplift is 20% of the base for a spouse and 15% for each child, which this guide reads as additive, so the thresholds are as follows.
| Household | Calculation | Minimum net income per month | Per year |
|---|---|---|---|
| Single applicant | 3,500 | €3,500 | €42,000 |
| Applicant and spouse | 3,500 × 1.20 | €4,200 | €50,400 |
| Spouse and one child | 3,500 × 1.35 | €4,725 | €56,700 |
| Spouse and two children | 3,500 × 1.50 | €5,250 | €63,000 |
Confirm the additive reading with the Migration Department, because sources describe the uplift in different words. The word that matters is “net”. A gross salary of €3,500 falls short wherever tax and contributions take a share, which is why the section on tax below turns the net figure back into a gross salary.
Documents and Fees for a Cyprus Digital Nomad Visa Application
The checklists in the three summaries agree on the core and differ on details, so use them as a guide and take the final list from the Migration Department:
- Salary evidence showing net income and bank statements for the last six months, or an affirmation where net income cannot be evidenced.
- Health insurance covering inpatient care, outpatient care and repatriation of remains; this site's guide to health insurance in Cyprus compares the options.
- A criminal record certificate for the applicant and spouse from the country of residence (children under 16 are exempt, per GK Law Firm).
- Certified blood test results and a chest X-ray (a Mantoux test for children under 15), per GK Law Firm.
- A title deed or a rental agreement, with a matching utility bill, as proof of a suitable place to live.
- A declaration that you will not work for Cyprus-based companies or clients, and a passport valid beyond the intended stay.
Budget €140 in fees for the main applicant (€70 for the permit and €70 for the Aliens' Register) and at least €70 for each family member's permit, and confirm with the department whether the Aliens' Register fee also applies per family member. Allow time for apostilles and translations of the certificates.
How to Apply for the Cyprus Digital Nomad Visa and How Long It Takes
Applicants file with the Migration Department within three months of arriving in Cyprus. Andersen Cyprus notes that entry may be on a tourist visa where applicable and that current residents under another status may also apply if they meet the conditions, while GK Law Firm says filing happens in person at the central offices in Nicosia, where biometrics are taken. Examination takes 5 to 7 weeks according to the Migration Department.
The permit lasts one year. Renewal for up to two further years is requested at least one month before expiry with the €70 renewal fee, and the family's permits expire together with the applicant's. The scheme is temporary by design: three years at most, with a cap of 500 permits and no published count of what is left, so a plan that depends on the third year deserves a second option. The guide to permanent residence in Cyprus and the Category 6.2 explainer cover the routes that are not temporary. Retirees and others with no employer abroad compare it with the pink slip, the one-year visitor permit covered in our pink slip guide.
Digital Nomad Tax in Cyprus: The 183-Day Rule and What Zero Percent Really Covers
You become a Cyprus tax resident by spending more than 183 days in Cyprus within a calendar year, or under the 60-day rule, whose conditions the 2026 reform adjusted, so confirm the current wording. This site's tax residency guide sets out both tests. Guides that advertise zero tax for nomads usually refer to the non-dom regime, which removes the special defence contribution on dividends and interest. That is a different income stream from a salary.
The question that decides the budget is how a salary is taxed when the work is physically done in Cyprus. Sources describe employment income as generally taxed where the work is performed, and the exemptions that guides quote (such as an exemption for employment exercised abroad for more than 90 days) concern work done outside Cyprus. The sources also disagree on social insurance contributions for a remote employee of a foreign company. Treat zero tax on a salary earned in Cyprus as unproven until a Cypriot tax adviser confirms it for your case.
To see what is at stake, take the 2026 income tax bands: nothing up to €22,000, 20% from €22,000 to €32,000, 25% to €42,000, 30% to €72,000 and 35% above. A single applicant needs €42,000 net a year. If the whole salary were taxed in Cyprus, before any social contribution, the gross salary G that leaves €42,000 satisfies G minus (4,500 + 0.30 × (G − 42,000)) = 42,000, which gives G of about €48,430 and tax of about €6,430, an effective rate of 13%. If none of it were taxed in Cyprus the same net needs no extra gross. The gap between the two is about €6,400 a year, and it is the reason to ask the adviser before you accept a contract.
Where to Rent as a Digital Nomad in Cyprus: Limassol, Larnaca, Paphos and Nicosia
The visa asks for a title deed or a rental agreement with a matching utility bill, so the first practical task is a lease. The table uses the rent inputs from this site's rent guide for a two-bedroom flat (October 2026): the average rent that the president of the real estate agents' council quoted in July 2026 and the range of current listings, set against the €3,500 minimum.
| City | Average two-bedroom rent per month | Listing range per month | Share of €3,500 at the average | Share of €3,500 across the listing range |
|---|---|---|---|---|
| Limassol | €1,450 | €1,300–2,000 | 41% | 37%–57% |
| Larnaca | €750 | €950–1,400 | 21% | 27%–40% |
| Paphos | €750 | €850–1,300 | 21% | 24%–37% |
| Nicosia | €850 | €850–1,300 | 24% | 24%–37% |
The listing range is the one to plan with, since asking rents sit above the averages in Larnaca and Paphos and far above in Limassol. Moving in costs more than one month: for a €1,450 flat in Limassol the rent guide puts it between about €3,270 and €6,440 depending on the deposit and the agent's fee. Since 1 July 2026 rent has to be paid electronically, so open a bank account early; the rent guide covers how. Families should read moving to Cyprus with school-age children, and the comparison of the best places to live in Cyprus as an expat describes what each city is like.
Rent or Buy on a Nomad Permit: Three Years of Rent Against a Purchase
Buying is not required, and the permit lasts three years at most. The table prices the full permit term as rent at the average figures and sets it against the median new two-bedroom apartment in this site's listings, with the extras of a purchase: about 4% of the price for a resale and about 20% for a new-build at 19% VAT, the range given in the costs guide.
| City | Rent for 36 months | Median new two-bedroom in our listings | Rent as a share of the price | Purchase extras, about 4% to 20% |
|---|---|---|---|---|
| Larnaca | €27,000 | €309,000 | 9% | €12,360–61,800 |
| Paphos | €27,000 | €400,000 | 7% | €16,000–80,000 |
| Limassol | €52,200 | €491,000 | 11% | €19,640–98,200 |
Three years of rent cost between 7% and 11% of the price of a flat, and the extras of buying cost between 0.4 and 3 times the whole rent bill. Buying therefore needs a holding period well beyond the permit, or a decision to settle, to repay those costs. The rent or buy guide runs the full comparison. A non-EU citizen who does buy needs Council of Ministers permission and should check the rules on the day of signing, since the law on foreign purchases is being reworked; how to buy property in Cyprus covers the steps, and buying property in Cyprus remotely covers the paperwork when you are abroad.
Digital Nomad Visa Myths: What Guides Get Wrong
- Myth: the visa means zero tax. Correction: zero tax on dividends and interest belongs to the non-dom regime, and a salary earned while you work in Cyprus is the open question to settle with an adviser.
- Myth: the visa leads to permanent residence or a passport. Correction: it is a temporary permit of three years at most, and permanent residency has its own routes with separate requirements.
- Myth: you can take a Cyprus client on the side. Correction: the scheme requires work for an employer or clients outside Cyprus, and the application includes a declaration to that effect.
- Myth: the scheme is always open and unlimited. Correction: it has a cap of 500 permits, it was paused and reopened in March 2025, and no count of remaining places is published.
- Myth: owning property is part of the deal. Correction: a title deed or a rental agreement proves where you live, and either one is enough.
Cyprus Digital Nomad Visa: Questions Applicants Ask
€3,500 net a month after taxes and contributions for a single applicant, with an uplift of 20% for a spouse and 15% for each child, proved by salary evidence and six months of bank statements.
One year, renewable for up to two more, so three years in total, and a family member's permit expires together with the applicant's.
The summaries describe filing with the Migration Department within three months of arrival, so plan to enter first and file in Cyprus. Confirm with the department whether any consulate route exists.
No. Family members get residence for the same period and may not work or run a business in Cyprus.
The permit alone does not. Spending more than 183 days in Cyprus within a calendar year does, as can the 60-day rule, and the tax treatment of a salary earned in Cyprus should be confirmed with an adviser.
Yes, with the Council of Ministers permission that non-EU buyers need, but the permit lasts at most three years and the costs of buying run from 4% to about 20% of the price, so renting first is the usual choice.
