Seventy apartments on Gladstonos Street in Limassol's historical centre, Cyprus

The Collection is a residential building of seventy apartments on Gladstonos Street, inside the historical centre of Limassol, the second-largest city in Cyprus. The mix covers studios, one-bedroom and two-bedroom apartments, so the building is planned for single residents, couples and small households living side by side.

The building is under construction. Completion is scheduled for December 2028, and the design carries a Grade A energy performance rating, the highest class on the Cypriot energy certificate. Shared facilities inside the building include a gym and lounge areas for residents, which is useful in an old-town street where private gardens are rare.

Studios of 31 m² up to two-bedroom apartments of 91 m²

Studios are the most compact layout. On the current price list they measure 31 to 37 m² inside, with a veranda of 4 to 5 m² and one shower room. They are designed for one person, or as a base for owners who spend part of the year in Limassol and want a home that needs little upkeep.

One-bedroom apartments measure 46 to 47 m² internally. Their covered verandas are noticeably larger, at 13 to 16 m², so the outdoor space adds roughly a third to the living area. Two-bedroom apartments have two bathrooms and 86 to 91 m² inside, with verandas of 11 to 19 m²; their total covered areas reach 102 to 111 m². The table lists the ranges by type.

Two minutes' walk to Anexartisias, Limassol's main shopping street

Gladstonos Street runs through the commercial core of the old town. According to the developer, the building is two minutes' walk from Anexartisias Street, the pedestrian shopping street of Limassol with clothing stores, pharmacies, bakeries and cafés. Daily errands can be done on foot.

Restaurants and cafés of the historical centre, the Old Port and Limassol Marina are all within walking distance, as the developer states. Measured by car, shops, restaurants and the hospital are estimated at about one minute away and the nearest beach at about two minutes. The nearest golf course is around 32 minutes by car. A primary school 200 metres away and the Molos seafront 1 km away

For families, the First Primary School of Limassol is 200 metres from the building. Molos Promenade, the landscaped seafront walkway that runs along the edge of the old town, is one kilometre from the front door, close enough for a morning run or an evening walk by the sea.

Heart Hotel is 500 metres from the building, a practical place to book rooms for visiting relatives. Both international airports of the island, Larnaca and Paphos, are within an hour's drive, which matters for owners who travel often or let the apartment to guests arriving by air.

Buying an apartment under construction in Cyprus

For a building that is still under construction, payments are normally linked to construction stages. In Cyprus the signed sale contract should be stamped and deposited with the District Land Registry; this registers the buyer's claim on the property. An independent lawyer checks the planning and building permits and the title of the plot before the first payment.

A reduced VAT rate can apply when the apartment becomes the buyer's main residence in Cyprus, subject to size and value limits set by law.
