One- and Two-Bedroom Apartments for Sale in Agios Athanasios, Limassol, Cyprus

Aldo Residences is a compact new building in Agios Athanasios, the residential suburb that climbs from Limassol's coastal districts towards the A1 motorway. The developer kept the project intentionally small, so the entrance and common areas are shared by a limited number of households and the building stays quiet.

The project is currently off-plan. Completion is scheduled for December 2028, which gives buyers who reserve now time to plan a move, the sale of an existing home or a mortgage. The building has a Grade A energy rating, so heating and cooling demand is lower than in the older apartment blocks found across Limassol.

Two Layouts: 50 m² One-Bedroom and 76–81 m² Two-Bedroom with Roof Garden

The one-bedroom apartments are on the first and second floors. Each has 50–51 m² of internal space with an open-plan living room and kitchen, a bedroom, one bathroom and a 15 m² veranda. Including the veranda, the total area comes to 65–66 m².

The two-bedroom apartments occupy the top floor. Internal areas are 76–81 m², each has two bathrooms, and the verandas measure 17–23 m². Every top-floor apartment also has a private roof garden of 38–47 m² that belongs to that apartment alone. Total areas, including verandas and roof garden, range from 131 to 151 m².

The developer has published floor plans for the ground floor, each of the three upper floors and the roof level, so buyers can see where each apartment sits in the building and how its outdoor space is arranged.

700 Metres to the Grammar School and 3.6 km to Dasoudi Beach

The Grammar School is 700 metres from the building, close enough for children to walk. For families, a school within walking distance takes the daily school run by car out of the routine.

Other everyday trips are short as well. Based on estimated driving times, shops and restaurants are about two minutes away by car, and both the centre of Limassol and the beach are about six minutes away. Dasoudi Beach, a public beach with a eucalyptus park behind it, is 3.6 km from the front door.

The A1 motorway is reached directly from the area. Paphos and Larnaca airports are both within an hour's drive, and the nearest golf course is roughly half an hour away by car.

Buying Off-Plan in Cyprus: What Happens Before December 2028

Buying off-plan means signing a contract for an apartment that is still being built. In Cyprus the sale contract is stamped and then deposited at the District Land Registry, which records the buyer's claim to the property while construction continues and until the title deed is transferred.

The payment schedule is set out in the contract. With every enquiry we send the current schedule, the floor plans of the individual apartments and the specification, and we recommend that buyers instruct an independent Cyprus lawyer to check the contract, the building permit and the land title before signing.

The one-bedroom apartments work for a single professional or a couple who want a new home close to the motorway, and for buyers who plan to let the apartment on a long-term basis. Their size keeps furnishing and maintenance costs modest.

The two-bedroom top-floor apartments are aimed at families and at buyers who need a second bedroom for guests or a home office. The second bathroom and the private roof garden make everyday family life easier, and the roof has room for a dining table and plants during Limassol's long warm season.
