Buying Cyprus Property as a UK Investor: Prices, Tax, Currency and Residency (2026)

6 min read2 February 2026

A UK investor in Cyprus property is judged by five numbers: the price including VAT, the tax on the rent, the tax on the sale, the exchange rate on the day the money moves and, for some buyers, whether the purchase also qualifies for a residence permit. This page sets those five out with the rules in force in November 2026 and a worked example for each. Earlier versions of this page carried an economic overview, a price-growth forecast to 2030, a table of “UK buyer share” by city and a tax-saving table; none of those figures had a source we can cite, so they have been removed. If your question is how to live in Cyprus, start with moving to Cyprus from the UK; the legal steps of the purchase itself are in buying property in Cyprus from the UK.

Cyprus property prices for UK buyers: asking prices in our projects on 5 November 2026

We quote no price index here. The official statistics measure Land Registry transactions and valuations, and none of them is a reference price for a UK buyer choosing between new builds. What can be stated exactly is what developers ask in the projects we list. The table counts every published project and every unit that carries a price.

DistrictProjectsUnits with a priceLowest unit priceMedian unit price
Paphos1641,703€160,000€460,000
Limassol1381,484€179,000€499,000
Larnaca32287€135,000€275,000
Famagusta district (Protaras, Paralimni, Ayia Napa)15165€139,000€530,000

Read the table with three limits in mind. The prices are asking prices for new-build units, and whether VAT is included depends on the project; the project page says which. The median is the middle unit, so a few large villas do not move it, but a project with many units counts many times. And the table says nothing about price growth: this page forecasts none. Projects in Kouklia, Polis and Nicosia (15 in total) and 58 projects without a district entry are left out because they are too few, or too unspecific, to give a district figure. The full cost of a purchase beyond the asking price is worked through in the cost of buying property in Cyprus.

Cost of buying Cyprus property from the UK: VAT, no stamp duty and a €300,000 example

A new-build bought for the first time from a developer carries VAT instead of transfer fees. The standard rate is 19%. The 5% reduced rate is limited to a main residence of up to 130 m² and a value of up to €350,000, and only if the tax authority grants it, so a buyer who intends to let the property or use it as a holiday home should budget 19%. Cyprus stamp duty no longer exists for documents signed from 1 January 2026 (Law 239(I)/2025); UK Stamp Duty Land Tax covers land in the UK and does not apply to a Cyprus purchase. The rules are set out in Cyprus property VAT explained.

ItemCalculationAmount

Legal fee1% of €300,000 plus 19% VAT on the fee€3,570
Land Registry charges (assumption)contract deposit €50 plus searches€300
Cash needed€357,000 + €3,570 + €300€360,870

The legal fee and Land Registry charges follow the assumptions in our cost guide; a lawyer's quote will replace them. Mortgage costs are not included. At 5% VAT the same flat would cost €315,000 before fees, a difference of €42,000 that depends entirely on eligibility.

Rental income tax in Cyprus for a UK owner: the 2026 scale with two worked examples

Cyprus taxes rent from Cyprus property as income on the 2026 scale: nothing up to €22,000, then 20% up to €32,000, 25% up to €42,000, 30% up to €72,000 and 35% above. A deduction of 20% of the gross rent is applied before the scale, and the special defence contribution on rent was abolished from 2026. The filing position of an owner who lives abroad is explained in Cyprus property taxes in 2026. The two examples use rents we chose to show the scale; they are not market rents, and we hold no verified rent dataset, so this page quotes no yield.

A UK-resident owner reports overseas rental profit to HMRC and can normally claim relief for the Cyprus tax paid, so the Cyprus tax in the table is a credit against the UK bill, not an extra charge on top. How much UK tax remains depends on your other income and on how the UK calculates the profit, which differs from the Cypriot 20% deduction. We did not re-read HMRC's guidance for this update, so take UK advice before relying on the credit.

Capital gains tax when a UK investor sells Cyprus property

Cyprus charges 20% on the inflation-adjusted gain from selling property in Cyprus, and the tax follows the property, so an owner who lives in the UK pays it too. For contracts signed from 1 January 2026 the total gain from all your sales is tax-free up to €30,000, and up to €150,000 for a main residence occupied by the owner for at least five years; the two exemptions cannot be added. Take an adjusted gain of €100,000 on an investment flat that was let: after the €30,000 exemption the taxable gain is €70,000 and the tax is €70,000 × 20% = €14,000. The inflation adjustment and the 0.4% levy paid by the seller are covered in selling property in Cyprus.

Sterling and euro: exchange-rate risk on a €357,000 Cyprus purchase

The price is in euros and the money starts in pounds. The three rates below are assumptions to show sensitivity, not a forecast.

Assumed rateCalculationSterling cost of €357,000
£0.80 per €1€357,000 × 0.80£285,600
£0.85 per €1€357,000 × 0.85£303,450
£0.90 per €1€357,000 × 0.90£321,300

A move of five pence per euro changes the sterling cost by £17,850. Every 1% of margin charged by a bank or broker on €357,000 is €3,570, so get a written quote for the whole amount before choosing a route. On an off-plan purchase the payments fall on several dates, which spreads the rate; rent arrives in euros, which matters if you spend it in sterling. The transfer process is covered in transferring large sums to Cyprus.

Cyprus residency and a property investment: when a purchase also gives a permit

Owning a Cyprus property gives a British citizen no immigration status; the owner stays a visitor on 90 days in any 180. One property route leads to a permit: the investor permit under Regulation 6(2), which needs a first-sale new-build of at least €300,000 plus VAT, at least €50,000 of annual income from abroad and a clean record, and which does not allow salaried work in Cyprus. The conditions, fees and a worked family example are in the Cyprus permanent residency guide; if you are buying to qualify, check the payment plan against the €300,000 threshold excluding VAT before you sign.

Questions UK investors ask about Cyprus property

No Cyprus stamp duty applies to documents signed from 1 January 2026 (Law 239(I)/2025); documents signed earlier keep the old rules. UK Stamp Duty Land Tax covers land in the UK, so it does not apply to a Cyprus purchase.

Budget 19%, which is €57,000 and a price of €357,000. The 5% rate (€15,000, a price of €315,000) is limited to a main residence of up to 130 m² and a value of up to €350,000 and has to be granted by the tax authority.

It is taxed in Cyprus on the 2026 scale after a 20% deduction. A UK-resident owner also reports it in the UK and can normally claim relief for the Cyprus tax paid. The table shows €400 of Cyprus tax on €30,000 of gross rent and €6,300 on €60,000; confirm the UK side with an adviser.

At £0.85 per euro the cost is £303,450; at £0.80 it is £285,600 and at £0.90 it is £321,300. Each 1% of bank or broker margin adds €3,570.

No. Ownership leaves a British buyer a visitor on 90 days in any 180. The investor permit is a separate application with its own conditions: first-sale new-build of at least €300,000 plus VAT and at least €50,000 of annual income from abroad.

Because we have no verified rent dataset and no source for a forecast. The only prices quoted are the asking prices in our own projects, with the date and the counting rule stated.
