Larnaca Property Guide: Areas, Prices per m² and What the Marina Plan Changes (2026)

11 min read28 October 2026

Short answer: Larnaca costs less per square metre than Limassol or Paphos, but the price inside the city runs from €3,311 in Livadia to €5,620 on the Mackenzie beach strip, a spread of 70%. In this site's listings the median available apartment costs €3,700 per m² in the Larnaca district, against €4,597 in Paphos and €5,530 in Limassol. The marina plan behind many headlines is a €415 million roadmap that runs to 2045, and no building work has been reported yet. What can be measured today is momentum: Larnaca apartments gained 5.59% in the second quarter of 2026, the best result of any district.

Larnaca is the third city that buyers weigh against Limassol and Paphos, and most guides describe it as a single market. It is several. The seafront centre, the airport strip at Mackenzie, the flat northern suburb of Livadia and the villages of Oroklini and Kiti price differently, and the gap between them is wider than the gap between Larnaca and Paphos. This guide separates the areas, puts numbers on each and tests the claims that circulate about the city.

Every figure below comes from the apartments listed as available in this site's project database in October 2026: 178 apartments across 25 published projects, with asking prices and interior area where the listing gives it (built area otherwise). They are asking prices on mostly new-build and off-plan units, and no completed sales are included. For everything currently for sale, see the Larnaca apartments collection and the Larnaca property overview.

Larnaca Real Estate in 2026: Cheaper Than Limassol, Rising Faster

Two independent datasets point the same way. The RICS and KPMG index for the second quarter of 2026, reported by Cyprus Mail, shows Larnaca apartment values up 5.59% on the previous quarter, against 2.04% in Limassol and 1.94% in Paphos. On the transaction side, Ask Wire data for the first half of 2026 counted 1,521 apartment sales in Larnaca, the most of any district, at an average price of about €171,000 and a rise of about 8.9% on the year.

The €171,000 figure is where the claim that Larnaca is cheap comes from, and it needs correcting. It averages every apartment that changed hands, most of them resale flats from earlier decades. The new-build apartments in this site's listings have a median two-bedroom price of €309,000 in the Larnaca district, 81% above that average. A buyer of new construction enters a market priced at about 1.8 times the headline figure. What holds is a narrower statement: at the same specification, Larnaca costs less than its neighbours.

The second driver is the airport. Larnaca handled about 9.9 million passengers in 2025, 14% more than in 2024 and a record, according to Hermes Airports figures, and it is the larger of the island's two airports. It feeds tourism and business travel, and it also creates the one real downside in the city, covered in the Mackenzie section below.

Best Areas to Buy Property in Larnaca: Six Zones Compared

The table groups the published projects by area. Beach and airport times are drive times in minutes taken from the project database, shown as a range across the projects in each area.

Three readings of the table. First, price follows two forces that pull in opposite directions at Mackenzie: closeness to the sea raises it and closeness to the airport brings the noise discussed below. Second, Downtown and Livadia hold 100 of the 178 apartments, so their medians carry more weight than those of Faneromeni and Mackenzie, which rest on 14 and 12 apartments. Third, every area in the table keeps the beach within six minutes by car.

Larnaca Centre and Faneromeni: Apartments Near the Finikoudes Seafront

The Downtown projects stand about 1.2 km from the Finikoudes promenade, the palm-lined seafront that is the city's established heart, and the beach is one to two minutes away by car. Faneromeni lies a little further, 1.6 km from the promenade, with the beach two to three minutes away. Both are fully urban: for these projects the database shows shops, schools and the hospital within one to two minutes by car. The page of properties near international schools in Larnaca lists the projects by school distance.

Downtown is the cheapest way to live next to the promenade, at a median of €4,867 per m² and a median two-bedroom of €375,000 for 74 m². It also holds the lowest entry prices in the city, with one-bedroom and studio units in off-plan projects from about €195,000.

Faneromeni is cheaper per square metre at €3,924, but its sample is thin: 14 apartments, only three of them two-bedrooms (median €310,000), and the rest one- and three-bedroom units. Treat the figure as an indication.

Mackenzie and the Airport Strip: The Beach Premium and the Noise

Mackenzie is the beach strip south of the centre, beside the airport. In the listings it is the most expensive area in Larnaca: €5,620 per m² and a median two-bedroom of €535,000 for 79 m², from three projects with 12 apartments available. The beach is one minute away by car and the airport four.

The premium comes with a documented trade-off. Aircraft pass low over Mackenzie beach, which plane-spotting guides list among the best places in Europe to photograph landings. In May 2025 the Larnaca Municipality commissioned a study from Grant Thornton Cyprus on the airport's effects. It reports noise above 55–60 decibels in Larnaca and the neighbouring Dromolaxia-Meneou, and building coefficients of only 1–6% near the airport against 40–60% in other coastal cities, and the municipality is asking for a compensation framework. The study is the municipality's own document and it shows buyers where to look hardest.

Visit a Mackenzie apartment at different times of day, ask residents about the flight pattern and read the guide to which way a Cyprus property should face before judging a view or a balcony.

Livadia: Where Larnaca Apartment Prices Are Lowest in the City

Livadia is the flat northern suburb. Since 1 July 2024 it has been one of three municipal districts of Larnaca Municipality, and it grew from 7,206 residents at the 2011 census to 8,581 at the 2021 census. The database holds six projects and 55 apartments there, the largest apartment stock of any Larnaca area, with the centre five minutes away by car and the beach three to six minutes.

The median is €3,311 per m², 32% below Downtown. A median two-bedroom costs €309,000 for 84 m², which is 10 m² more than Downtown for €66,000 less. The airport is 12 to 14 minutes away by car, against four minutes from Mackenzie.

The range inside Livadia is wide. The cheapest apartment starts at €212,000 and one project starts at €740,000, so check the individual project before relying on the area average. Most Livadia projects are still under construction or off plan; the off-plan properties in Larnaca page and the guide to protecting an off-plan deposit cover the checks that matter.

Oroklini and Kiti: Villas and Village Life Outside the Centre

Two villages bracket the city. Oroklini lies north-east, 12 minutes from the centre by car, with the beach one minute away and the golf course eight. The listings there are villas only: 13 of them in one project, from €671,000, with a median of €733,000. Kiti lies south-west, five minutes from the beach and ten from the airport, with 23 apartments in one project at a median of €3,228 per m² and €255,000 for a two-bedroom of 82 m², the lowest price per square metre in the table.

Villas are rare in Larnaca. The 21 villas on the market sit in Oroklini and in one project 46 minutes from the city centre by car. Because each village rests on one project, its median describes that project, so compare the project itself. The villas in Larnaca page lists them, and buying a villa in Cyprus and what the area means explains how location changes a villa's value.

What €300,000 Buys in Larnaca, Area by Area

Hold the budget fixed and divide it by each area's median price per square metre. The result is the interior area a typical flat at that price level offers.

AreaMedian price per m²CalculationInterior area for €300,000
Mackenzie€5,620300,000 ÷ 5,62053 m²
Downtown€4,867300,000 ÷ 4,86762 m²
Faneromeni€3,924300,000 ÷ 3,92476 m²
Livadia€3,311300,000 ÷ 3,31191 m²
Kiti€3,228300,000 ÷ 3,22893 m²

At the same €300,000 a Livadia buyer gets about 70% more interior area than a Mackenzie buyer, enough for a second bedroom. At district level the budget buys 81 m² in Larnaca, 65 m² in Paphos and 54 m² in Limassol (300,000 divided by €3,700, €4,597 and €5,530). Add purchase costs before settling on a budget: the guide to the costs of buying property in Cyprus lists them.

Larnaca Marina and Port: What Is Confirmed and What Is Still a Plan

The marina is the story behind most Larnaca investment pitches, and it is the topic with the widest gap between what buyers are told and what has happened. The confirmed part: in July 2026 the Cyprus Ports Authority presented a preliminary €415 million programme for the port and marina, running to 2045 with the master plan due by 2029. It follows the government's decision in 2024 to end its concession with Kition Ocean Holdings.

The budget divides into about €190 million for the marina's land areas and about €20 million for marina infrastructure, both over 2027–2036, and about €205 million for the port through 2045. The first steps are modest: landscaping, public open space, parking and moving the boatyards to the northern end of the port. Hotels, restaurants, offices and a conference centre come later and are expected to be financed largely by private investors.

That sequence matters for a purchase. A flat bought today does not stand beside a transformed marina. It stands beside a plan whose commercial phase is years away and depends on private money. The plan does support the direction of travel for the central seafront, which is a fair reason to put the areas around Finikoudes on a shortlist. Price the apartment on what it offers today and treat the marina as upside that may take a decade.

Larnaca Rental Yield: What Rent a Property Needs to Earn 5%

Published yield claims for Larnaca range from about 4.5% to 6.5%, and the useful question runs the other way: what monthly rent does an apartment at today's price need to earn, and is that rent visible in the market? Gross yield here means annual rent divided by purchase price, before any cost. The table uses the median two-bedroom price of each area.

AreaMedian 2-bedroom priceMonthly rent for 4% grossMonthly rent for 5% grossMonthly rent for 6% gross
Mackenzie€535,000€1,783€2,229€2,675
Downtown€375,000€1,250€1,563€1,875
Faneromeni€310,000€1,033€1,292€1,550
Livadia€309,000€1,030€1,288€1,545
Kiti€255,000€850€1,063€1,275

The only Larnaca rent sample I found in the sources checked comes from Livadia: a median asking rent of about €1,400 a month for a two-bedroom flat, from 17 listings in September 2026 (index.cy). Against the €309,000 median price that gives a gross yield of 5.4%. It is a thin sample of asking rents, and an owner still pays service charges, municipal taxes, vacancy and management. If those take 20% of the rent, the net yield is about 4.3%. For comparison, the RICS and KPMG index reported an island-wide apartment yield of 5.51% for the second quarter of 2026.

Mackenzie needs €2,229 a month to reach 5%, and no rent data at that level turned up, so a buyer there should ask for evidence of achieved rents before counting on a yield. The annual property tax in Cyprus and the rent or buy guide show the cost side of the same calculation.

Larnaca vs Limassol and Paphos: The Price Gap in Numbers

MarketApartments availableMedian price per m²Median 2-bedroom priceMedian 2-bedroom size
Larnaca district178€3,700€309,00080 m²
Paphos district584€4,597€400,00083 m²
Limassol district876€5,530€491,00089 m²

Larnaca sits 33% below Limassol and 20% below Paphos per square metre, and a two-bedroom costs €182,000 less than in Limassol. The comparison by location is sharper. The Larnaca centre at €4,867 is 31% below the Limassol marina area at €7,100, while Mackenzie at €5,620 is only 7% below the Germasogeia beach side at €6,023. New beachfront in Larnaca therefore prices close to Limassol's seafront suburbs, and the discount sits in the centre and the north.

Larnaca's lower price comes with the fastest recent growth, which would narrow the gap if it continued, but one quarter is not a trend. The Paphos vs Limassol guide and the comparison of the best places to live in Cyprus as an expat put Larnaca beside the other cities.

Larnaca Property: Questions Buyers Ask

It has the fastest recent price growth of any district (5.59% in the second quarter of 2026 per RICS and KPMG) and the lowest price per square metre of the three main coastal markets in this site's listings. The answer still depends on the area: the same city holds Livadia at €3,311 per m² and Mackenzie at €5,620.

No. The €415 million programme presented in July 2026 is a roadmap to 2045 with a master plan due by 2029. The first steps are landscaping and moving the boatyards, and the commercial phase depends on private investors.

The municipality's own study names Larnaca and Dromolaxia-Meneou and reports noise above 55–60 decibels near the airport, and aircraft pass low over the Mackenzie beach. Noise depends on the address and the flight path, so test the specific property at different times of day.

Kiti and Livadia. At their median prices €300,000 buys about 93 m² and 91 m² of interior area, against 62 m² Downtown and 53 m² in Mackenzie.

Downtown costs 47% more per square metre and puts the beach one to two minutes away; Livadia gives about 10 m² more in a two-bedroom for €66,000 less, with the beach three to six minutes away. A buyer who wants the promenade on foot pays for Downtown, and a buyer who values space picks Livadia.

They are asking prices on 178 apartments listed in October 2026, which skew to new-build and off-plan units. Downtown and Livadia have enough units for stable medians; Faneromeni, Mackenzie, Kiti and Oroklini rest on one to five projects each.
