Germasogeia, Limassol: Property Prices, Zones and How It Compares With Limassol Marina (2026)

8 min read27 October 2026

Short answer: Germasogeia and the Limassol Marina area are two markets about six kilometres apart. In this site's listings the asking price per square metre is 15% lower on the Germasogeia beach side and 31% lower on the hillside, so €600,000 buys about 100 m² or 122 m² of interior area there against 84 m² near the marina.

Buyers who start with “Limassol Marina” often end up looking at Germasogeia, and the two names are used as if they were one place. The marina sits in the old-port core of the city; Germasogeia is the seafront suburb to the east. This guide separates the zones, puts numbers on the difference and shows what a fixed budget buys in each.

Every figure below comes from the apartments listed as available in this site's project database in October 2026: asking prices and interior area, with no completed-sale prices among them. They move as units sell, so treat them as a snapshot of what a buyer can choose from today. For the wider city comparison, see Paphos vs Limassol: where to buy property in Cyprus.

Where Germasogeia Is and What the Name Covers

Germasogeia, also spelled Yermasoyia, is an eastern suburb of Limassol: 17,325 residents at the 2021 census on 15.7 km². Until mid-2024 it was a municipality in its own right. Since 1 July 2024 it has been a municipal district of Amathounta Municipality, which the local government reform formed from Agios Athanasios, Germasogeia, Agios Tychonas and several smaller communities. For a buyer the practical point is that “Germasogeia” on a listing names a locality that has no town hall of its own. The annual charges an owner pays are explained in the guide to annual property tax in Cyprus.

The district runs from the sea northwards, and the price of a flat changes with the distance from the water. On the coast, around the mouth of the Germasogeia river, is the hotel-and-tower belt that listings call Potamos Germasogeias, next to Dasoudi beach, named for its grove of trees. In our database every project in this belt is one to three minutes from the sand by car. Higher up, towards Germasogeia village and the Germasogeia dam, built in 1968, the beach moves to five to eight minutes away. The 26 projects in the database fall into these two zones, which we call the beach side and the hillside.

Limassol Marina vs Germasogeia: Two Markets Six Kilometres Apart

Limassol Marina has operated since 2013 at the old port, in the heart of the city near the medieval castle. Germasogeia's beach side lies about six kilometres to the east in a straight line. Projects around the marina carry a premium that a search for “Limassol Marina” does not warn you about. The table sets the marina area against the two Germasogeia zones and the neighbouring Agios Athanasios, using apartments only.

ZoneApartments availableMedian price per m²Median 2-bedroom priceMedian 2-bedroom size
Marina and old port (within 2.5 km of the marina)197€7,100€487,00081 m²
Germasogeia, beach side (beach within 3 minutes)49€6,023€780,000135 m²
Germasogeia, hillside (beach 5–8 minutes)56€4,900€500,00090 m²
Agios Athanasios (neighbouring district)121€5,357€520,00090 m²

Price per square metre is the figure to compare, because the median two-bedroom flat is a different size in each zone. The beach side looks expensive at €780,000 for two bedrooms, yet that flat is 135 m², about 55 m² larger than the typical marina two-bedroom, and it costs 15% less per square metre. The hillside is 31% cheaper per square metre than the marina area, and 9% cheaper than Agios Athanasios. Two cautions: the hillside spread is wide (the middle half of its units sits between €3,990 and €6,111 per m²), and its two-bedroom median rests on 29 flats, so read it as a range.

What €600,000 Buys Near the Marina and Across Germasogeia

The way to feel the difference is to hold the budget fixed. Divide €600,000 by each zone's median price per square metre and you get the interior area a typical flat at that price level gives you.

ZoneMedian price per m²CalculationInterior area for €600,000
Marina and old port€7,100600,000 ÷ 7,10084 m²
Germasogeia, beach side€6,023600,000 ÷ 6,023100 m²
Agios Athanasios€5,357600,000 ÷ 5,357112 m²
Germasogeia, hillside€4,900600,000 ÷ 4,900122 m²

The same €600,000 gives about 15 m² more on the Germasogeia beach side than around the marina, which is roughly an extra room, and about 38 m² more on the hillside. A cross-check on real units narrows the gap: among two-bedroom apartments priced between €500,000 and €700,000, the median is 86 m² near the marina (19 flats), 97 m² on the beach side (8 flats) and 90 m² on the hillside (15 flats). The hillside saving is real across the whole market, but within a fixed price band the extra space is small, because the cheapest hillside units are small flats and the larger ones cost as much as beach-side flats. View the specific flat before relying on a median.

What the extra area costs in return is time. The beach side keeps the sea at one to three minutes by car; on the hillside it is five to eight, and the view is the part of the price that is hardest to read from a listing. The guide to which way a Cyprus property should face covers how to check what actually stands in front of a window.

Apartments for Sale in Limassol's Eastern Suburb: Ten Projects Compared

The database holds 26 projects in Germasogeia. Five are finished or key-ready, 19 are under construction or sold off plan, and two have no units available now. The table picks ten that span both zones and every stage. “Price from” is the cheapest unit available today; the beach column is the calculated drive time.

Floor plans, current availability and prices are on each project page: Verde, Vision, GAIA Residences, Spirit, Forma, Alfa Residences, Arya, Seven Residences, Nest and Seaview Heights. The full range is in the apartments in Limassol and off-plan properties in Limassol collections.

Most of the stock is apartments: 105 apartments against eight villas. Six of those villas belong to Seaview Heights at €970,000 to €990,000, and the other two are a single villa at €1,070,000 and one at €1,500,000. A buyer who wants a house with a garden will find far fewer choices here than around Paphos; the guide to buying a villa in Cyprus explains how the area changes what a villa means.

Because 19 of the 26 projects are not finished, the stage matters as much as the zone. A buyer on an off-plan contract should understand how the deposit is protected in buying off-plan in Cyprus, check the builder as described in how to vet a property developer in Cyprus and plan the handover inspection from snagging a new-build in Cyprus.

Drive Times to the Beach, Schools and the Hospital

Germasogeia is built around daily convenience. The table gives the calculated drive time from each of the 26 projects: the typical (median) value and the range across the district. These are estimates from straight-line distance with a fixed driving factor; no live routing was used, so allow more in summer traffic.

Shops1 min1–3 min
School (any)1 min1–3 min
Hospital2 min1–4 min
Beach2 min1–8 min
Centre of Limassol9 min1–13 min

Everyday errands, a school and a hospital are within a few minutes from every project, which is why families value the district. The only number that varies strongly with location is the beach, from one minute on the coast to eight at the top of the hill. Larnaca airport is a different order of distance: transfer companies and the Cyprus Mail airport guide put it at about 65 to 70 km from Limassol, 45 to 60 minutes in normal traffic. For homes near schools there is a dedicated collection of properties near international schools in Limassol.

Which Zone Suits a Family, a Retiree or an Investor

Families usually weigh space against time. The hillside gives more interior area for the same money and keeps schools, shops and a hospital within three or four minutes; the beach side gives the sea at the end of the street. The move itself is covered in moving to Cyprus with school-age children.

A retiree is likely to value the beach side, where the water is close and a hospital is two minutes away, even at a higher price per square metre than the hillside. Investors should be more careful: our data shows asking prices and says nothing about rents, and the marina area carries the highest price per square metre of the zones compared. If rental income is the plan, run the numbers in rent or buy in Cyprus before comparing yields.

Checks Before Buying an Apartment in Germasogeia

  1. Ask which zone the project is in. “Germasogeia” on a listing can mean one minute from the sea or eight, and the hillside is about 19% cheaper per square metre than the beach side.
  2. Read the stage and the completion date. Nineteen of the 26 projects are still being built, and listed completion dates run from Q4 2026 to Q3 2029.
  3. Check what stands in front of the unit. A sea view from a tower is only safe if the plot in front cannot be built on; see orientation and floor level.
  4. Fix the full cost of the purchase. VAT, transfer fees, legal fees and annual charges are set out in the cost of buying property in Cyprus.
  5. Confirm the title deed position with a lawyer. What a title deed is explains what the document proves and why its transfer matters.

Germasogeia Property: Questions Buyers Ask

About six kilometres in a straight line. Our distance calculation puts the Germasogeia projects between one and 13 minutes from the centre of Limassol, with a typical value of nine, so expect a short drive between the two.

Per square metre, yes: €6,023 on the beach side and €4,900 on the hillside against €7,100 around the marina, which is 15% and 31% less. For €600,000 that is roughly 100 m² or 122 m² of interior area against 84 m².

The median two-bedroom asking price is €500,000 on the hillside (90 m²) and €780,000 on the beach side (135 m², because the coastal units are larger). Between €500,000 and €700,000 the median two-bedroom flat is 97 m² on the beach side and 90 m² on the hillside.

Yes, but the choice is narrow: eight villas are available, six of them in Seaview Heights at €970,000 to €990,000, one at €1,070,000 and one at €1,500,000. The district is mostly apartments.

Since 1 July 2024 it is a municipal district of Amathounta Municipality, together with Agios Athanasios and Agios Tychonas. Listings still use the name Germasogeia for the locality.

It depends on what you trade. The beach side costs about 23% more per square metre and keeps the sea within three minutes; the hillside gives more area, a five-to-eight-minute beach drive and a wider price spread, so compare individual flats.
