Nine Apartments and a Penthouse For Sale at Spirit, Potamos Germasogeia, Cyprus

Behind a single gated entrance in Potamos Germasogeia, on Limassol's south coast in Cyprus, Spirit comprises nine homes: two one-bedroom apartments, six two-bedroom apartments and one top-floor penthouse, each built to a different size. Work on the building is currently in progress, and handover is scheduled for the third quarter of 2027.

Nine Homes Across Three Sizes, From 93 to 356 Square Metres

The building's two one-bedroom apartments are the smallest and most compact homes on offer, built at just over 93 square metres each with a covered veranda. Its six two-bedroom apartments occupy floors one to three and vary from around 148 to just over 154 square metres, each with a private veranda between 29 and 35 square metres. The top-floor penthouse stands apart in scale: three bedrooms and three bathrooms across 356.49 square metres, with a 43.9-square-metre covered veranda and a further 13.9 square metres of open veranda.

The Top-Floor Penthouse Has Its Own Roof Garden and Private Pool

A private swimming pool and a roof garden are both listed among Spirit's amenities. Both belong to the top-floor penthouse specifically, on account of its position at the top of the building with direct roof access. The other apartments in the building share the amenities listed in the next section; a private pool and a roof garden are not part of what comes with them.

Every home at Spirit, including the penthouse, has access to a shared pool, a gym and a sauna at ground level, plus VRV air-conditioning, underfloor heating and covered parking built into each unit. In full, the shared amenities are:

Spirit sits two kilometres from the nearest beach and one kilometre from the closest shops and restaurants. A school and a hospital are each about two kilometres away, and Limassol's city centre is roughly nine kilometres to the west along the coast road. The nearest golf course is a 27-kilometre drive, out toward the Limassol hills.

Potamos Germasogeia's Seafront Promenade and Bike Lanes

Potamos Germasogeia is one of Limassol's established seafront districts, east of the city centre and home to Amathus Beach. A promenade runs along the coast here, used for walking and cycling, and the district has its own bike lanes and bus routes. Long-settled international residents, including expatriates and remote workers, make up much of the local community, and the beachside population stays through the winter as well as the summer tourist season. Supermarkets, pharmacies and cafés line the coast road through the district, keeping daily errands within walking reach for residents who prefer not to rely on a car.
