Katholiki is one of the central quarters of Limassol, lying just north of the old town between Agia Zoni to the east and Agios Ioannis to the west. Its name recalls a Latin cathedral of the Venetian period; the present metropolitan church of Panagia Pantanassa, still known as Katholiki, was built on its site after 1954. Saripolou Square, the Municipal Market and part of Anexartisias Street lie here, together with the District Administration, the central police station and buildings of the Cyprus University of Technology. Solea Residences is a residential building of eleven apartments on four floors in Katholiki, a quarter on the edge of the Old Town of Limassol, Cyprus. Its streets mix older houses with small new residential buildings.
The project is currently off-plan. Completion is scheduled for December 2028, and the building is designed to Grade A energy performance, which in practice means good insulation and efficient systems that keep running costs down in summer and winter. According to the developer, the building stands 500 metres from the Old Port waterfront and one kilometre from Marina Beach.
Lower floors: one-bedroom 47 m² and two-bedroom 65–79 m² apartments
The first three residential floors hold the smaller apartments, each with its own private veranda. One-bedroom apartments measure 47 m² inside, with one bathroom and a veranda of 15 m² on the current price list, for a total of 62 m². This is a practical size for a couple or a single professional who wants a separate bedroom and a real outdoor space.
Two-bedroom apartments come in two versions. The 65 m² layout has one bathroom and a large veranda of 24 m², for 89 m² in total. The 79 m² layout has two bathrooms and a 16 m² veranda, for 95 m² in total. The first suits buyers who spend much of the day outdoors; the second suits families or sharers who value an en-suite bathroom.
Top floor: two three-bedroom apartments with 42–45 m² roof gardens
The fourth floor is reserved for two three-bedroom apartments of 91 m² and 111 m², each with two bathrooms. The larger one adds a 33 m² veranda and a 42 m² roof garden, for 186 m² in total; the smaller one has a 22 m² veranda and a 45 m² roof garden, for 158 m². The Old Port of Limassol, 500 metres from the building, is the restored harbour of the city with restaurants, cafés and fishing boats along the quay. Old Port Hotel, also 500 metres away, is a convenient place to book rooms for visiting friends. Marina Beach lies one kilometre from the front door.
For daily shopping, a Sklavenitis supermarket is nearby. Estimated driving times from the building are about one minute to shops, restaurants, schools, the hospital and the city centre, about two minutes to the nearest beach and around 31 minutes to the nearest golf course. These figures are estimates for car journeys. Both Paphos and Larnaca airports are within an hour's drive.
Off-plan purchase with completion in December 2028
Buying off-plan in Cyprus means paying in instalments that follow the progress of construction. The signed contract is stamped and deposited with the District Land Registry, which records the buyer's right to the apartment while the building is completed and title deeds are prepared. An independent lawyer reviews the permits and the payment schedule before signing.
Buyers who make the apartment their main residence may qualify for a reduced VAT rate within the legal size and value limits. Choosing early in an off-plan project also widens the choice of floor and orientation in an eleven-apartment building.
