About this development
A completed high-rise on the coast road at Potamos Germasogeias, Limassol, Cyprus, with apartments and offices in the same building. The residential floors hold two- and three-bedroom homes, among them double-height units that open onto private roof gardens. The building is finished and running, so viewings are of the actual apartment.
The homes currently offered are a three-bedroom apartment of 139 m² on the first floor and a two-bedroom duplex of 172 m² spread over the second and third floors with a 66 m² roof garden of its own. Each has one en-suite bedroom, a covered veranda, a private storage room and a covered parking space, and the title deeds for both have already been issued.
Residents share a swimming pool, a fully equipped gym with sauna and a relaxation area, a gated entrance and a reception staffed around the clock. The sandy beaches of the Germasogeia strip are a short walk away, shops and restaurants about a minute by car, and the old port and city centre around eight. A long-term rental management service operates from the building for owners who let.

LimassolPotamos Germasogeias
Potamos Germasogeias occupies the flat, walkable coastal band where Limassol's tourist zone meets its established residential fabric, the seafront promenade running unbroken from the marina towards the city's eastern hotels. Mid-rise apartment buildings and a scattering of villas sit close to the water, within reach of supermarkets, tavernas and the municipal beach without need of a car. The area draws a settled international crowd, families and retirees among them, valuing convenience over spectacle. It suits buyers wanting genuine seafront living, daily amenities on foot, and easy access to both Limassol's centre and the marina, without paying for a resort address.

Apartments for Sale in a Completed Limassol Tower, Cyprus
The building stands on the coast road at Potamos Germasogeias, the stretch between the Limassol marina and the hotel belt, where the street carries restaurants and beach access on one side and the city behind it on the other. It is a single high-rise with a distinctive stacked silhouette: the floor plates step in and out so that each apartment gets a veranda on its own line, which is what gives the elevation its chequered look from the road.
The tower is complete and in service. For a buyer that removes the two questions that dominate an off-plan purchase, what the finished thing looks like and when it will be ready, and leaves the ordinary ones: this apartment, this view, this floor.
Homes and Offices Under One Roof
The building is mixed-use by design, with office floors and residential floors in the same structure. The residences run from two to three bedrooms, and include double-height apartments that open onto private roof gardens. The brief the architects worked to was efficient plans and daylight: windows run the full width of the living spaces, and the stepped plan means the verandas are not stacked directly above one another.
That mix has a practical consequence worth knowing. The lobby and the lifts carry office traffic on weekday mornings, which is why the reception is staffed around the clock and the residential access is managed separately.
A 139 m² Three-Bedroom and a Two-Floor Duplex with a 66 m² Roof Garden
The two homes on offer are very different objects at almost the same price.
| Apartment | Floor | Bedrooms | Internal area | Covered veranda | Roof garden | Total gross area |
|---|---|---|---|---|---|---|
| 101 | 1st | 3, one en suite | 114 m² | 22 m² | - | 139 m² |
| 203 | 2nd and 3rd | 2, one en suite | 82 m² | 21 m² | 66 m² | 172 m² |
Apartment 101 is the conventional choice: a single level, three bedrooms, a 22 m² covered veranda and a straightforward family plan on the first floor. Apartment 203 trades a bedroom for volume and outdoor space. It occupies two floors, with the living area rising through the double height, and its 66 m² roof garden is private, reached from inside the apartment. In total area terms it is the larger home by 33 m², and almost all of that difference is the roof garden.
Both come with a private storage room of 3 m² and one covered parking space.
Title Deeds Already Issued
Both apartments have their title deeds in hand. In Cyprus this is not a formality: on a new building the deed can take years to be issued after handover, and until it is, a buyer holds a sale contract deposited with the Land Registry, a weaker position than registered ownership. A deed that already exists transfers on the day of completion, which shortens the purchase, simplifies a mortgage and removes the single most common source of delay in a Cyprus conveyance.
A Rooftop Pool, a Ninth-Floor Gym and a Round-the-Clock Reception
The shared facilities are stacked vertically, which is what a narrow city plot allows. There is a swimming pool with a sun terrace and seating, a fully equipped gym on the ninth floor with a sauna and a relaxation area beside it, a gated entrance, parking at ground level and underground, and a storage room allocated to every unit. Reception is staffed 24 hours. The lobby is finished in marble with backlit stone counters, and the common areas are maintained under contract.
Owners who let their apartment can use a long-term rental management service that operates from the building itself, which matters on a mixed-use address where some of the demand comes from the office tenants' own staff.
Potamos Germasogeias: Eight Minutes from the Old Port
This is one of the best-connected residential addresses in Limassol. The beach is a walk. Supermarkets, restaurants and a school are each about a minute away by car, a clinic about two, and the old port and city centre about eight. The marina, the Limassol promenade and the hotel strip are all on the same coast road, east and west. A golf course is the one thing that is genuinely far, close to half an hour inland.
Who an Apartment in a Mixed-Use Tower Suits
A city tower a few streets from the water carries a different ownership profile from a gated complex in the suburbs. A management company handles the upkeep, the round-the-clock reception takes deliveries and hands over keys, and the lifts and building systems are serviced on a schedule. The owner does not need to be in the building for it to work, which is exactly what a second home used a few months a year requires.
The two apartments cover different cases. The 139 m² three-bedroom on the first floor is built for a family living there year-round: three bedrooms, one of them en suite, a single level, step-free access, with a school and shops close by. The two-floor duplex with the roof garden leans seasonal: fewer bedrooms, more daytime volume, and private open space at height that the Cypriot climate makes usable from March to November.
A tenant is found faster at this address than on outlying plots. Offices, the seafront, restaurants and the beach are all within walking distance, and the building runs its own long-term rental service. For a yield calculation that means shorter gaps between tenants and less spent on finding them.
