Inside, the six villas are identical; the plots are not. Plot sizes range from 590 m² to 715 m², so the main choice for a buyer is the size of the garden and the position of the villa on the site. According to the masterplan levels, the ground rises by around three metres from the public road towards the back of the plot.
Every villa has its own swimming pool in front of the living area and the covered veranda. The developer's renders show a paved pool deck, lawn and Mediterranean planting such as lavender, olive and citrus trees, with an outdoor lounge and dining area beside the pool. Access to every plot is from the private internal road, and each plot has its own gate and parking space.
Agios Georgios: Harbour, Beaches and the Akamas Peninsula
Agios Georgios is the last settlement on the Peyia coast before the Akamas peninsula, one of the largest protected natural areas in Cyprus. It has a small fishing harbour, a church on the headland and a few fish tavernas, and the uninhabited islet of Yeronisos lies just offshore. White River Beach and the rocky coves below the sea caves are close by, and the developer describes the beach as within walking distance of the villas.
Supermarkets, pharmacies, a medical centre and restaurants are found in Peyia village and along the Coral Bay strip to the south. A private international school operates in the area, and Paphos town and Paphos International Airport are reached by the coastal road through Coral Bay and Chlorakas. The Akamas trails, the Avakas Gorge and the beaches north of the harbour are within a short drive for walking and swimming.
Buying an Off-Plan Villa in Peyia: What to Expect
The villas are sold off-plan: the buyer reserves a villa that is still to be built, based on the approved plans and the specification. The plans for the six villas were drawn up in 2024, and no completion date has been published yet, so it is worth agreeing the construction schedule and the payment stages in the contract. Prices in the developer's list are quoted plus VAT, which applies to new-build homes in Cyprus.
With four bedrooms, one of them on the ground floor, and a private pool on every plot, the villas are planned for families and for owners who often have guests. Buyers who live abroad for part of the year can use a villa as a holiday home and let it in the summer season. As with any purchase in Cyprus, an independent lawyer should check the title, the building permit and the contract before signing.
