About this development
Avakas Residences 3 is a group of four detached villas for sale in the Agios Georgios area of Peyia, Paphos district, Cyprus. The two-storey houses stand in a row on one corner plot and are reached by their own 6-metre private road. Each villa has four bedrooms, a private swimming pool on a fenced plot and a covered carport.
All four villas share one floor plan: 173 m² of internal covered space, 29.5 m² of covered verandas and 25 m² of covered parking, 227.5 m² covered in total. Plots measure 654–888 m², with the largest, 888 m², at Villa 1 on the western end. The kitchen has an island, one bedroom with a shower room is on the ground floor, and upstairs a covered veranda with a glass balustrade runs the full length of the bedrooms.
Agios Georgios is the coastal part of Peyia, with a small harbour, a chapel on the headland and the islet of Yeronisos offshore; the Akamas peninsula lies to the north. By our estimate the beach, restaurants and a school are about one minute away by car, and Paphos centre about 29 minutes. The villas suit families who need four bedrooms and buyers who want a private pool within a group of only four houses.

PaphosPeyiaSea Caves
Sea Caves takes its name from the eroded limestone grottoes that punctuate its shoreline, carved over centuries by the same swell that now draws divers and photographers to its edge. Perched on cliffs west of Coral Bay, the area favours privacy over promenade life, with villas set back behind gated approaches and framed by uninterrupted horizon views. There is little in the way of village bustle here; instead, a scattering of refined restaurants and a golf course nearby fill the practical needs of residents who value seclusion. It suits those seeking a private coastal retreat within easy reach of Paphos.

Four Detached 4-Bedroom Villas on One Corner Plot in Peyia, Cyprus
Avakas Residences 3 is a row of four detached two-storey villas, numbered Villa 1 to Villa 4, on Plot 103 in the Agios Georgios area of Peyia, Paphos district, Cyprus. The plot sits on the corner of two public roads. Inside the plot, a private road six metres wide runs along the row, and each villa is reached from it.
Every house stands on its own fenced plot with its own swimming pool and a covered carport beside the building. A green area borders the site on the western side, next to Villa 1. The site levels on the masterplan show the ground rising gently towards the north-east, from about +65 m at Villa 1 to about +68 m at Villa 4, so each villa in the row sits a little higher than the one before it.
Villa with Private Pool in Paphos: Plots from 654 to 888 m²
The four villas share one design, so the choice between them comes down to plot size and position in the row. Villa 1, at the western end beside the green area, has by far the largest plot at 888 m². Villas 2, 3 and 4 have plots of 654 m², 655 m² and 664 m² and stand progressively higher on the slope.
On each plot the pool lies in front of the living area, surrounded by a pool terrace, and the living room faces the water. The carport stands to one side of the house and the remaining ground is garden. The developer's visualisation shows gravel beds with lavender, olive and citrus trees; the planting for each villa is worth confirming when reserving.
| Villa | Plot area |

| Villa 1 | 888 m² |

| Villa 3 | 655 m² |
| Villa 4 | 664 m² |
Floor Plan of Each Villa: 173 m² Inside Plus 29.5 m² of Covered Verandas
Each villa has 173 m² of internal covered area. Covered verandas add 29.5 m² and the covered parking 25 m², for 227.5 m² of covered area in total. The carport takes one car and measures 6.0 by 3.8 metres.
On the ground floor, the kitchen with its central island opens into the dining and living space, and the living area leads out to the pool terrace. A covered veranda runs along the garden side of the house. The same level holds a bedroom with an en-suite shower room, a separate WC for visitors and the staircase.
The first floor has the main bedroom with an en-suite shower room, bedrooms 2 and 3, a second shower room and a laundry niche with space for a washing machine. A long covered veranda with a glass balustrade runs along the full length of the bedrooms. The roof is flat and is not laid out as a terrace.
Villa Exteriors: Render, Natural Stone, Aluminium and Glass
The specification on the masterplan lists three-coat render for the exterior walls, aluminium doors and windows, and glass balustrades. Natural stone cladding appears on pillars and wall sections in the elevations and renders, set against otherwise white walls.
The villas are two storeys high, with a building height of 7.20 metres and a flat roof, which gives them a simple cubic outline. All four houses use the same materials and the same elevations, so the row has one consistent appearance along the private road.
Agios Georgios: Beach, Restaurants and School About a Minute by Car
Agios Georgios lies on the west coast of Cyprus, in the coastal part of the Peyia municipality, north of Coral Bay. Its small harbour sits below a headland with a chapel dedicated to St George and the excavated remains of an early Christian basilica. Just offshore is Yeronisos, a small islet with an ancient sanctuary.
The villas lie about 1.2 km inland of the harbour. By our estimate, the beach, restaurants and a school are each about one minute away by car, and the developer describes the location as within walking distance of the beach. Shops and the nearest hospital are about nine minutes' drive.
North of Agios Georgios the coast continues towards the Akamas peninsula, a protected area with hiking trails. The Avakas Gorge, which shares the project's name, is a separate place several kilometres further north.
Driving Times to Golf, Paphos Centre and the Airport: 20–42 Minutes
The figures below are our own estimates of driving time from the plot.
- Beach, restaurants and school: about 1 minute
- Shops: about 9 minutes
- Hospital: about 9 minutes
- Golf course: about 20 minutes
- Paphos city centre: about 29 minutes
- Paphos International Airport: about 42 minutes
The road to Paphos follows the coast south through Coral Bay, Kissonerga and Chloraka. Paphos International Airport lies south-east of the city, which is why it is the longest drive on the list.
