About this development
A two-storey residential building for sale in Erimi, a village of the Kourio municipality about fifteen kilometres west of Limassol in Cyprus. Twenty apartments share one address, each with a covered veranda, a private storage room and a covered parking space. The building is under construction with delivery scheduled for October 2027.
The layouts divide into one-bedroom apartments of roughly 47 to 52 m² internal area and two-bedroom apartments of 75 to 81 m². A planted interior courtyard opens the centre of the building at ground level, entry is controlled, and there is a lift. Each apartment gets its own photovoltaic system, the common areas run on shared solar panels, and the building is designed to Grade A energy performance.
Erimi puts a buyer on the quiet side of the district without giving up services. Shops, schools and restaurants sit one to two minutes away, the Mediterranean and General hospitals within three, and the nearest beach around seven. Entry prices here are well below the Limassol seafront, which makes the building a realistic first purchase or a straightforward rental holding.

LimassolErimi
Erimi lies west of Limassol on the fertile coastal plain, among citrus groves, vineyards and open farmland. The village is known for its prehistoric settlement, one of the important Chalcolithic sites on the island, and for a small museum of rural life. Kolossi Castle and the ruins of ancient Kourion are a short drive away, as are the beaches along Episkopi Bay. The Limassol–Paphos motorway is close by, which keeps the city within easy reach. Erimi suits buyers who want space, quiet and a village setting without giving up the coast.

Erimi, West of Limassol: Apartments for Sale in Cyprus
Erimi is a village in the Kourio municipality, set back from the coast on the road that runs west out of Limassol towards Episkopi and Paphos. It is a working village with its own shops, schools, banks and tavernas, not a resort street, and the price of a new apartment here reflects that: the entry level sits well below anything on the Limassol seafront while the drive into the city takes under twenty minutes.
The building is a compact two-storey block of twenty apartments. It is currently under construction, with delivery scheduled for October 2027.
Twenty Apartments in One and Two Bedrooms
The plan repeats ten layouts on each of the two floors, so a buyer effectively chooses a layout and then a level.
| Layout | Internal area | Total covered area | Storage room | Total area |
|---|---|---|---|---|
| One bedroom | 47.2 - 52.1 m² | 60.3 - 63.6 m² | 3.6 - 9.6 m² | 77.1 - 83.8 m² |
| Two bedrooms | 75.2 - 81.3 m² | 91.9 - 98.1 m² | 4.3 - 6.0 m² | 115.3 - 121.7 m² |
Covered verandas run from 9 to 22.5 m², the largest of them on the two-bedroom corner layouts. One second-floor apartment also has an uncovered terrace of 2.4 m². The last column is the developer's own measure, adding the private storage room and the apartment's share of the common areas on top of the covered figure.
A Planted Courtyard at the Centre of the Building
The centre of the block opens into an interior courtyard with green space at ground-floor level, which gives the inner apartments daylight on two sides. Around it sit the entrance lobby with controlled access, the lift, the covered parking and a parking bay for people with disabilities. Each apartment has one covered space and one storage room allocated to it.
Fittings: Branded Kitchen, Full Bathrooms and Grade A Energy
The apartments are delivered with a branded kitchen, fitted wardrobes, internal doors, quality flooring and fully equipped bathrooms, with provision in place for split air-conditioning units and electric radiators. Each apartment has its own photovoltaic system; the shared areas run on their own solar panels. The building carries a Grade A energy performance certificate.
Schools, Hospitals and the Kourion Coast a Few Minutes Away
The immediate surroundings are the reason most buyers look at Erimi in the first place. Pascal, Trinity and IMS private schools are all in the catchment, as are the Mediterranean Hospital and the General Hospital, roughly three minutes away. Shops and restaurants are one to two minutes. The nearest beach, on the Kourion and Episkopi stretch of coast, is about seven minutes, and the archaeological site at Kourion with its Greco-Roman theatre sits just beyond it. A golf course is about thirteen minutes away, closer than from most addresses inside Limassol itself.
Delivery in October 2027 and What the Service Charge Covers
The building is mid-construction, with handover scheduled for October 2027. That is a shorter wait than most new projects in the district, which tend to be sold two to three years ahead of completion.
Once the building is occupied, the developer's management company maintains the common areas for a monthly charge of 7.9 euro per square metre of the apartment's share of common area. With shares running from 11.2 to 19.3 m², that works out at roughly 90 to 150 euro a month. The charge pays for cleaning and cleaning materials, electricity and water in the common areas, gardening, pest control, maintenance and inspection of the security and fire systems, the common solar panels, lift servicing, a general maintenance handyman, administration and a reserve fund for the building itself.
Who Buys in Erimi, and Why the Numbers Work
Two groups keep returning to this part of the district. The first is families who want a private-school catchment and a hospital inside a five-minute radius without paying seafront prices; Erimi gives them both, and the school run goes against the morning traffic into Limassol. The second is buyers who treat a Cyprus apartment as a yield asset. A one-bedroom here costs a fraction of an equivalent layout in Potamos Germasogeias, while long-term tenants in the area are drawn from the same pool of hospital staff, teachers and British-base families year after year, which makes occupancy steadier than a seasonal holiday-let address.
The building's own structure supports both cases. Two floors mean no high-rise service costs and a short, cheap lift run. Twenty apartments is a small enough community that the service charge stays predictable and large enough that the shared costs are not carried by a handful of owners. The one-bedroom and two-bedroom split, ten layouts repeated across two levels, keeps resale simple: a future buyer compares like with like inside the same building.
Worth knowing before a viewing: Erimi sits inland and uphill from the coast, so the sea is visible from parts of the village on a clear day, but this is not a sea-view building and the plan does not pretend otherwise. What it offers is a short, flat drive to three beaches, an archaeological site and a golf course, with the daily shopping done in the village itself.
