Four Whole-Floor Apartments for Sale in Agios Ioannis, Limassol, Cyprus

Quarter is a four-storey residential building in Agios Ioannis, one of the districts that make up Limassol on the south coast of Cyprus. It contains four apartments, and the arrangement is simple: one apartment per floor. Each home takes up a full storey of the building, so no apartment shares a floor or a corridor with another household.

With four households in total, the shared areas of the building serve very few residents. All four apartments have identical floor areas. The top-floor apartment has the same size as the three below it and also comes with a private roof garden.

Every apartment in the building has the same configuration: two bedrooms and two bathrooms. Internal living space is 86.3 m², and each apartment has a covered veranda of 21.4 m². Together this gives a total of 107.7 m² per apartment.

Because the veranda is covered, it gives shade in summer and shelter from winter rain, so it can be used through most of the year.

Top-Floor Apartment with a 52.9 m² Roof Garden

Apartment 401, on the top floor, has the same two-bedroom, two-bathroom layout as the apartments below, with 86.3 m² inside and a 21.4 m² covered veranda. In addition, it comes with a 52.9 m² roof garden. This brings its outdoor space to 74.3 m², and the roof garden on its own is almost two and a half times the size of the veranda.

For buyers who want room for an outdoor dining table, planters or a seating area, the roof garden is the main difference between the four apartments. The three lower apartments have their covered verandas as outdoor space.

Energy Class A Design at 47 kWh/m² per Year

The building is designed to meet Energy Class A, with a calculated energy consumption of 47 kWh per square metre per year. According to the developer, the design follows a bioclimatic approach and is aligned with national regulations. New residential buildings in Cyprus have had to meet nearly-zero-energy requirements since 2021, and the figure of 47 kWh/m² gives a concrete number for comparing this building with other new builds.

Estimated driving times from the building are short. The nearest beach is about 2 minutes away by car and the centre of Limassol about 3 minutes. Everyday services are closer still:

• Shops and restaurants: about 1 minute by car
• School: about 1 minute by car
• Hospital: about 1 minute by car
• Golf course: about 29 minutes by car

The developer's location plan also marks a supermarket, a coffee shop, a bakery, a pharmacy, a gym, a petrol station and padel and tennis courts in the vicinity, without stating distances. All times above are estimated car journeys; at rush hour on the main roads into the centre they can take longer.

Buying Off-Plan with Delivery in Q4 2027

Quarter is currently an off-plan project, and delivery is scheduled for the fourth quarter of 2027. Buying at this stage means signing for an apartment before it is built, so the floor plans, the specification sheet and the payment schedule are the main documents to review.
