Aura Residences adds sixteen new apartments to Agios Athanasios, the residential area on the north side of Limassol where the city meets the A1 motorway. The building combines compact studios with two-bedroom apartments and penthouses, so a first-time buyer and an owner looking for a long-term family home can purchase at the same address.

The project is sold off-plan, with completion planned for April 2028. The building is designed to energy class A, and the developer states that the upper floors have views over Limassol and towards the sea.

April 2028 is the planned completion date. Buyers who reserve now choose from the floor plans and agree a payment schedule that is set out in the sale contract. We provide the contract draft, the specification and the plans of the chosen unit before any commitment, and we recommend an independent lawyer in Cyprus to review them.

In Cyprus an energy performance certificate is required whenever a property is sold or let. The Grade A rating will appear on that certificate, which matters to tenants comparing running costs and to future buyers comparing buildings. For a studio that will be let, lower energy use also keeps the cost of air conditioning modest for the tenant.
