Seascape Villas – Phase 2 is the second stage of the Seascape estate in Sea Caves, Peyia, on the west coast of the Paphos district in Cyprus. The villas are sold off-plan; the ten villas of the first phase are already sold.

The plans for both villas are dated August 2026, and the project is at the off-plan stage, so buyers can still follow the build from the start.

Three Floors and 307 m² of Covered Area
The ground floor holds the day rooms: an open living room, dining area and kitchen that open onto a covered veranda, the pool terrace and an outdoor barbecue area, plus a guest WC by the entrance. In Villa 2, the ground floor also includes a bedroom with an en-suite bathroom, which gives one bedroom on the entrance level for guests or older family members.
The first floor is the private level, with the master bedroom, its en-suite bathroom and a walk-in wardrobe, and two further bedrooms that each have an en-suite. The covered veranda on this floor runs in front of the bedrooms. The basement contains bedrooms four and five with two bathrooms, a laundry room and a store room, which keeps guests, teenagers or staff on a separate floor from the main bedrooms.

Private Pool, Barbecue Area and Parking on Plots over 1,000 m²
Both plots are well above the usual size for new villas in Peyia. Villa 1 has 1,002 m² and Villa 2 has 1,314 m², which leaves room for a garden around the house, the pool deck and parking spaces at the entrance. The pools are designed with an overflow edge, and the pool machinery sits in a plant room below the pool in Villa 1 and below the parking area in Villa 2, out of sight of the terraces.
Each plot has a dedicated barbecue area next to the pool terrace, and the covered veranda on the ground floor gives a shaded dining space directly off the kitchen. The difference between the two villas is mainly the garden: Villa 2 has more than 300 m² of extra plot and the additional ground-floor bedroom.
Sea Caves Area: Beach, Restaurants and Distances
Sea Caves takes its name from the limestone caves along the shore between Coral Bay and Agios Georgios, a stretch of low cliffs, coves and rock pools popular with swimmers, snorkellers and photographers at sunset. The area is made up of detached villas and small developments, with no high-rise buildings and little through traffic.

Who Seascape Phase 2 Suits
With five or six bedrooms, en-suite bathrooms upstairs and a separate basement level, these villas are planned for large families, for owners who host relatives for long stays and for buyers who want space for a live-in helper or a home office. The large plots and private pools make them suitable as a main residence on the Paphos coast or as a family holiday home.
Buying off-plan means the villa is reserved before construction, based on the approved plans and specification. No completion date has been published yet, so the build schedule and payment stages should be set out in the contract. Prices are quoted plus VAT, and an independent lawyer should check the title, permits and contract before signing.
