Eight villas for sale on a site of 11,387 m² in Agios Tychonas, on the coast east of Limassol, Cyprus. Individual plots run from 600 to 1,000 m² and covered areas from 261 to 602 m², which puts these among the largest houses on this stretch of coast. Construction is under way with completion scheduled for the second quarter of 2028.
The villas have four to seven bedrooms, each with its own swimming pool, and two of them are fitted with a lift. Melrose Villas is a scheme of eight villas under construction in Agios Tychonas, on the coast east of Limassol in Cyprus. The site covers 11,387 m². Every villa stands on its own plot of 600 to 1,000 m² and has a private swimming pool. The covered area per villa runs from 261 to 602 m².
The villas carry the numbers 1, 2, 3a, 3b and 4a to 4d. Villas 1 and 2 sit on the 1,000 m² plots and are the two houses fitted with a lift. Completion is scheduled for the second quarter of 2028.

Added together, the two indoor floors measure 326 m² in villas 1 and 2, 205 m² in villas 3a and 3b, and 192 m² in villas 4a to 4d. Villas 1 and 2 also have an uncovered veranda of 28 m². The project description mentions a basement that can be used as a cinema or a gym.

The city centre is about 13 minutes by car from the site and the golf course about 24 minutes. These are approximations. Ask for the actual route to the school or hospital that matters to your family.
Ancient Amathus, a cycling route and a reef on the coast east of Limassol
The official Visit Cyprus website places the archaeological site of ancient Amathus 11 km east of the Limassol town centre, on the same stretch of coast. Limassol sits between Amathus to the east and Kourion to the west. Visitors to Amathus see the Agora, a public bath, the Temple of Aphrodite on the acropolis hill, tombs and early Christian basilicas. Votive offerings at the sanctuary go back to the middle of the 8th century BC.
The same site describes a cycling route from the old port of Limassol through the Germasogeia tourist area to Amathus. The route summary gives 9.9 km on paved, flat ground with about 45 m of total climb.
Off the old harbour of Amathus lies the Amathunta Marine Protected Area. Visit Cyprus describes it as an artificial reef created in 2009 over 2.5 km², with dive depths of 18 to 35 m.
Buying an off-plan villa in Cyprus: completion in Q2 2028, permit and VAT rules
The scheme is under construction and the planned completion is the second quarter of 2028. Before reserving, ask for the plan of the chosen villa, the full specification sheet and the payment schedule tied to construction stages.
Buyers who are citizens of the EU or the EEA need no permit to buy property in Cyprus. Citizens of other countries need a permit under Cap. 109. Prices in our catalogue are without VAT.
New-build VAT is 5% only on a main residence of up to 130 m² and EUR 350,000, extended to a deal value of EUR 475,000 and a total area of 190 m². In all other cases the rate is 19%. The covered areas of these villas start at 261 m², above the 190 m² ceiling, so VAT at 19% is the working assumption; confirm it with your lawyer before signing.
The Land Registry transfer fee is 3%, 5% or 8% depending on the value, reduced by 50%, and it is not charged when VAT applies to the sale. Stamp duty on contracts has been abolished from 1 January 2026.
