על הפרויקט
A four-bedroom house for sale in a gated complex of eleven homes in Agios Tychonas, east of Limassol in Cyprus. The complex sits on the hillside above the coast, with a communal swimming pool, a sauna and changing rooms shared between the eleven households. It is under construction with delivery expected in November 2026.
The house has two floors, 177.12 m² of internal area and a covered veranda of 55.37 m², on a plot of 502 m² with its own garden. Of the four bedrooms, the master on the upper floor has an en-suite bathroom; the ground floor holds the kitchen, dining area, living room, a fourth bedroom, a bathroom and the covered veranda. Two covered parking spaces of 42.2 m² belong to the house.
Agios Tychonas is the stretch of coast that carries most of Limassol's hotels, and the hillside behind it has become its quieter residential side. Shops, restaurants and a clinic are each about a minute away by car, a school about two, and the city centre roughly sixteen. The beaches are a short drive down the slope.

A Four-Bedroom House for Sale in Agios Tychonas, Limassol, Cyprus
Agios Tychonas is the coastal community east of Limassol where the Four Seasons, Amathus and Parklane hotels sit on one road and the land rises behind them into olive terraces and villa plots. The hillside is where the area's residential building has gone over the last decade: close enough to the beach to use it, far enough up to be out of the hotel traffic, and high enough for the evening air to move.
This complex is one of the smaller schemes on that slope. Eleven houses behind a single gate, sharing a pool, a sauna and changing rooms. It is under construction, with delivery expected in November 2026.
Eleven Houses Behind One Gate
The scale is the point. Eleven households is small enough that the complex functions as a street of neighbours and large enough to carry shared facilities without the service charge becoming the dominant line in an owner's budget. Each house is a separate building with its own plot and garden; nothing is terraced and nothing shares a wall.
The houses are built in a flat-roofed modern idiom, white rendered walls, deep window reveals and planted boundaries, with the pool terrace set in the middle of the scheme.
177 m² Inside, 55 m² of Covered Veranda, on a 502 m² Plot
The house currently for sale is House 2, a four-bedroom plan on two floors.
| Element | Area |
|---|---|
| Internal covered area | 177.12 m² |
| Covered veranda | 55.37 m² |
| Covered parking | 42.20 m² |
| Total covered area | 274.69 m² |
| Plot | 502 m² |
The figure a buyer should work from is the 177.12 m² of interior. The 274.69 m² total that appears on the specification sheet adds the covered veranda and the two covered parking spaces, which is the developer's own way of measuring and is worth separating out when comparing against another house.
On a 502 m² plot, a footprint of this size still leaves usable garden on the open sides, with space for planting and outdoor seating around the covered veranda.
How the Two Floors Are Laid Out
The ground floor carries the shared life of the house: kitchen, dining area and living room, opening onto the covered veranda and the garden, with one bedroom and a bathroom on the same level. The two covered parking spaces sit at the entrance.
The upper floor holds the sleeping accommodation: a master bedroom with its own en-suite bathroom, a second and a third bedroom, a family bathroom, and a second covered veranda. The split is a conventional Cypriot plan and it works for the same reason it keeps being built, it puts a guest or an older relative on the ground floor without stairs while keeping the family bedrooms together upstairs.
A Shared Pool and Sauna for Eleven Households
The common facilities are a swimming pool with a terrace, a sauna beside it and changing rooms. For a complex of eleven that is a realistic ratio: the pool is in use without being crowded, and the running cost divides eleven ways. The sauna sits next to the pool, which is the sensible arrangement for a facility used mostly in winter.
The gate, the planted common areas and the pool plant are the whole of what the complex maintains collectively. There is no lift, no lobby and no gym, which keeps the maintenance burden proportionate to a scheme of this size.
Agios Tychonas: the Hotel Coast Below, the Hills Above
The practical appeal of this address is how short the errands are. Shops, restaurants and a clinic are each about a minute by car, a school about two. Limassol city centre is roughly sixteen minutes along the coast road, and a golf course about twenty-two inland. The beaches of the Agios Tychonas strip are a short drive down the slope, and they are public beaches maintained to hotel standard because the hotels maintain them.
What the hillside position gives up is the walk to the sea. What it buys is a quiet road, a view over the coast and summer nights that are noticeably easier than at sea level.
Delivery in November 2026
The complex is under construction with handover expected in November 2026, which makes this one of the nearest-term new houses in the district. At this stage the structure is complete enough that a buyer can walk the actual rooms and see the real sightlines from the upper veranda before committing, while the interior finishes are still open.
