Majestic Villas is a group of detached villas on the hillside of Agios Tychonas, a village in Limassol District on the south coast of Cyprus. The site lies above the Limassol–Nicosia motorway, which runs between the old village and the coastal strip. From this height the land falls towards the Mediterranean, and each villa is placed so that its garden, terrace and pool look south over the sea.

Every villa currently on offer has four bedrooms. Each one comes with a landscaped garden and a private overflow pool: the water runs over the outer edge into a hidden channel, so the surface of the pool appears to meet the view. The villas are large homes. The smallest layout currently offered has a total area of 659 m², another layout has about 780 m², and the largest reaches 960 m². These are the developer's total areas per villa; it does not publish a separate figure for verandas and terraces.

All layouts follow the same orientation. The main entrance is on the north side of the house, towards the slope and the access road. The living side opens to the south, where the garden, the terrace, the lawn and the pool are lined up towards the sea. Balconies on the upper level and large windows bring daylight deep into the rooms. The exterior is composed of several offset volumes, which create shaded areas on the terraces during the day.

With four bedrooms and more than 650 m² in the smallest layout, the houses have space beyond the bedrooms for uses such as a study, a home office or a guest room.

Agios Tychonas lies on the eastern side of Limassol. The village itself sits on the hills north of the motorway, while its coastal part below the motorway is lined with hotels and beaches. The ancient city of Amathus, one of the old city-kingdoms of Cyprus, lies on the coast close to the village.

The upper part of Agios Tychonas consists mainly of detached houses on the slope, and traffic there is light. Limassol is reached via the motorway, and the drive to the city centre takes about 16 minutes by our estimate.
