על הפרויקט

Single-storey houses for sale in Souni, a hill village in the Limassol district of Cyprus, roughly twenty-five minutes above the city. The scheme is five detached homes in a minimalist idiom, each on its own plot of between 754 and 783 m², with a private garden and provision for a swimming pool.

The houses come in two plans: a four-bedroom type and a three-bedroom type, both with 150 m² of internal area, a 30 m² covered veranda and 21 m² of covered parking, for a gross 201 m². The two four-bedroom houses still under construction are scheduled for delivery in December 2026. All five are built to Grade A energy standard with underfloor heating, photovoltaic panels and provision for air conditioning.

Souni sits in rolling country of vineyards and pine, high enough that summer nights are noticeably cooler than on the coast. A village shop, tavernas and a school are two minutes away; the beach and the city are a fifteen- to twenty-five-minute drive down the hill. The scheme suits buyers who want a house with land and a quiet road, with Limassol close enough for work and school runs.

LimassolSouni

Houses for Sale in Souni, Limassol, Cyprus

Souni-Zanatzia is one of the villages on the Limassol foothills, up the road that climbs north-west out of the city towards the wine country. It is high enough for the air to change: the vineyards and pine start here, the summer nights drop several degrees below the coast, and the view back down runs over olive terraces to the sea.

The scheme is small by design. Five detached single-storey houses, each on its own plot, sharing nothing except a kids' playground and the road in. Two of them, both four-bedroom, are still under construction with delivery scheduled for December 2026.

Five Detached Houses on Plots of 754 to 783 m²

The plan is deliberately plain: clean lines, one level, no stairs, a long covered veranda along the garden elevation and a carport at the entrance. A single storey on a plot this size means the house can spread out and still leave real garden on three sides.

15Type C3754 m²150 m²30 m²201 m²
16Type C3783 m²150 m²30 m²201 m²

The two house types use the same footprint and the same 150 m² of interior; the difference is how the sleeping wing is divided, four rooms in Type B and three larger ones in Type C. The 201 m² gross figure adds the 30 m² covered veranda and the 21 m² carport to the interior.

Grade A Energy: Underfloor Heating and Photovoltaic Panels

Every house is built to Grade A energy efficiency. Heating is underfloor throughout, there are photovoltaic panels on the roof, and the provision for air conditioning is in place for the owner to fit. On a hill site this pairing works harder than it would on the coast: winters at this altitude are genuinely cold enough to want heating, and the same roof that carries the panels is unshaded from first light.

What the Price Covers, and What the Pool Costs on Top

Each plot has provision for a private swimming pool. The provision is included; the pool itself is a separate cost, decided and quoted when the buyer wants it. It is worth settling early, because a pool is cheaper to build while the plant is still on site and the garden is unplanted.

The private garden comes with the house. The only shared element is a children's playground, which keeps the common charge at this scheme about as low as a Cyprus development gets, with no lift, no pool plant and no lobby to maintain between five owners.

Souni: Two Minutes to the Village, Twenty-Five Down to the City

The village itself supplies the daily basics: a shop, tavernas and a school are each about two minutes away. A golf course is sixteen minutes. Everything on a larger scale is down the hill: a supermarket run is about twelve minutes, the nearest beach and hospital about fourteen, and Limassol city centre about twenty-five. The drive down is a good road and it is the same road the whole way, which matters more in practice than the number of minutes.

This is a trade a buyer makes consciously. In exchange for the drive, the plot sizes here are three to four times what the same money buys inside Limassol, the air is cooler for four months of the year, and the road outside carries village traffic only.

Delivery in December 2026

Houses 12 and 13 are the two currently under construction, with delivery expected in December 2026. At that stage the structure and the envelope are the developer's business and the finishes are the part a buyer can still influence, which is the narrow window where choosing early is worth something.

Who a Hill House in Cyprus Actually Suits

Three kinds of buyer end up in Souni. Families who have outgrown an apartment and want a garden their children can use without crossing a road. Retired couples who find the coastal summer heat hard and value a house on one level with no stairs to negotiate later. And people who work from home, for whom the twenty-five minute drive happens twice a week.

The one group it does not suit is buyers who want to walk to a beach bar. Souni is a village, the shops close early, and the evening out happens either at the local taverna or down in the city. That is worth knowing before a viewing, because the plot sizes and the price per square metre look compelling enough on paper to paper over the question of whether village life is what a buyer actually wants.
