On weekends there are workshops in Cypriot crafts too — making carob syrup, pressing olive oil, or halloumi by hand — a way to take part in the local way of life rather than just watch it from a sun lounger.

Tax and Costs When Buying Property in Cyprus

Cyprus's general tax rules are the same for any new-build purchase, Cap St Georges Resort villas included. Standard VAT is 19%; a reduced 5% rate applies to the first 200 m² of the property if it's the buyer's only home and used as a main residence for at least 10 years — leaving earlier means paying back the difference between the two rates on a pro-rata basis. There's no state property tax in Cyprus, but an annual municipal charge applies — typically €90–300 a year depending on the municipality and property type. Transfer tax on change of ownership only applies on the resale market, not to a purchase from a developer.

Who Cap St Georges Resort Suits, and Who It Doesn't

This suits people who want an active life by the sea, full of things to do, without having to organise it themselves — a pool, sport and dinner two minutes from the door, while the grounds and security are the resort's job. It suits families with children, for whom the club, the playground and the evening film night on-site solve half the questions of a holiday, and couples who want a villa's privacy without being cut off from what's around it.

It doesn't suit anyone who needs to walk into a town centre without a car — 28 minutes to central Paphos doesn't change that. Nor does it suit anyone looking for a standalone villa with no grounds managed by a third party: here, the resort's service model is part of the deal, not an optional extra.
