Zenith is planned as a single office building in western Limassol, and it is sold in one piece. The buyer acquires every floor, the roof garden, the forecourt and the facade facing the highway. There is no shared ownership with other companies and no building committee to agree decisions with. For a corporate buyer this means one address, one set of house rules and full control over access, security arrangements and signage, subject to the municipal permits that apply to any building in Cyprus.

The project is at the planned, off-plan stage. No completion date has been published, so the delivery timetable has to be agreed in the sale contract. Class A is a market grade for office buildings. Cyprus has no single legal definition of it, but agents, owners and tenants use the term for recent buildings with efficient, open floor plates, up-to-date building systems, good natural light and a location that is easy to reach. The sale contract is then signed and lodged with the Land Registry, which protects the buyer's right to the property until the title is transferred.

Payments in off-plan purchases are normally staged against construction milestones. The contract should set out these stages, the agreed specification, the delivery deadline and the penalties for delay. The reduced VAT rate available for some homes does not apply to offices; new commercial buildings are generally sold with VAT at the standard rate, currently 19%, and where VAT is charged, Land Registry transfer fees are generally not payable. Buyers from outside the European Union may need a permit to acquire property.
