Eight Apartments in a Four-Storey Building in Limassol Old Town, Cyprus

Yard is a small residential building planned for the historic centre of Limassol, the old town that grew up around the medieval castle and the Old Port. It has a ground floor and three upper floors, and the eight apartments sit on floors one to three. The mix is three studios, two one-bedroom apartments and three two-bedroom apartments, so each floor carries only two or three homes.

The project is sold off-plan. The developer has applied for the planning permit and gives Q1 2028 as a provisional delivery date. Buyers are therefore choosing from floor plans and a specification, and the timetable depends on the permit being issued.

Studios, One- and Two-Bedroom Apartments from 36 to 77.5 m²

The studios are the smallest layout, with about 36 m² of internal space. Each has a covered veranda of 16.5 m², equal to almost half of the indoor area, which can be used as an outdoor room for meals or seating.

The one-bedroom apartments have 45 m² inside and covered verandas of 12 to 13.5 m². One of them is a maisonette: a second level of 36 m² brings its internal space to 81 m² and gives room for a study or an extra living area.

The two-bedroom apartments are the largest homes in the building, with 77.5 m² of internal space. According to the developer's layout data they have two bathrooms, and each comes with a 15 m² veranda.

An Internal Garden Courtyard Through the Middle of the Building

The design is organised around a continuous internal courtyard planted as a garden, which brings greenery into the centre of the building. The verandas have softly curved edges, and planting is planned along the balconies.

Living in Old Town Limassol: Castle, Old Port and Marina

Limassol's old town is the compact district between the seafront and Anexartisias shopping street. Its landmarks include Limassol Castle, a medieval building that houses the Cyprus Medieval Museum, the Agia Napa Cathedral and the Grand Mosque, all within a few streets of each other. Saripolou Square and the lanes around the castle are lined with taverns, cafés and bars, and the municipal market is nearby.

To the south, the Old Port has been converted into a public area with restaurants, and Limassol Marina lies next to it along the coast. The developer describes the building as within close walking distance of the marina. The Molos promenade runs east along the seafront from the Old Port, with a park, a cycle path and sculptures.

The district is a working city centre with offices, small shops and evening venues. Buyers looking for a quiet suburban street will find it busier; buyers who want to handle daily errands without a long drive will find most of what they need in the surrounding streets.

Estimated Driving Times: Beach 1 Minute, Golf 31 Minutes

The following times are estimated driving minutes from the building. The beach, restaurants, shops and the city centre are all listed at about one minute by car, which reflects the building's position inside the centre itself. A hospital and a school are also estimated at about one minute.

The nearest golf course is about 31 minutes by car. For longer trips, the A1 motorway towards Nicosia and Larnaca and the A6 towards Paphos both start on the northern edge of Limassol.

Buying Off-Plan Apartments for Sale in Limassol: Permit, Contract, Handover

Because the planning permit is still pending, buyers should ask to see the permit application and confirm in the sales contract what happens if it is delayed. In Cyprus the contract of sale is normally deposited with the Department of Lands and Surveys, which protects the buyer's claim to the unit until the title deed is transferred.
