Apartments for Sale in Germasogeia, Limassol, Cyprus

Seven Residences is a residential complex in Germasogeia, a village in Limassol district on the south coast of Cyprus. The site lies north-east of Limassol city centre, about eight minutes away by car according to our estimate. The developer describes the project as newly launched. It has not published a completion date, so we confirm the current construction stage directly with the developer when you ask.

The complex is made up of seven separate residential blocks with three to four floors each. The buildings are low-rise, and the space between them is used for gardens, footpaths and two swimming pools. Every home in the project is an apartment; the developer's list contains no villas or townhouses.

Three Apartment Layouts from 63 to 124 m²

The developer's current list contains one-, two- and three-bedroom apartments. The figures in the table are the total areas the developer gives per unit; it does not publish a separate figure for terraces. According to the developer, all layouts include covered terraces, and the buildings have large windows and balconies that face the sea or the surrounding hills.

The one-bedroom apartments, at 63 to 65 m², are the compact option: one bedroom, a living area and a covered terrace. They fit a single owner, a couple, or a buyer who wants a base in Limassol for part of the year.

The two-bedroom apartments measure 104 to 106 m². They are about 40 m² larger than the one-bedroom units, which leaves room for a second bedroom used by children, guests or as a home office.

The three-bedroom apartment of 124 m² is the largest layout on the current list. It suits a family with two children or a household that needs a separate study. Every unit on the developer's current list is marked with a sea view. Floor plans are available for each level, and we can send the plan of a specific apartment before a viewing.

Shared Grounds with Two Pools and Children's Playgrounds

The seven blocks stand on one plot with communal grounds. The developer places a swimming pool with lounge areas at the centre of the complex, and its project page lists two swimming pools in total. Children's playgrounds and planted green areas surround them.

The pools and gardens are shared by the residents of all seven blocks. Younger children can play inside the complex, close to the apartment entrances, and adults have seating areas and paths for a walk without leaving the grounds.

Germasogeia Location: Beach 5 Minutes, City Centre 8 Minutes by Car

Germasogeia village lies inland, on higher ground above the Germasogeia tourist area, where hotels and beach restaurants line the shore. The Germasogeia Dam reservoir is to the north of the village. The driving times below are our own estimates from the project location; actual times depend on traffic and the route taken.

The developer also names several points nearby with their distances: Foley's School, a private school following the English curriculum, at 2.1 km; a Sklavenitis supermarket at 3.1 km; the Superhome Center home-goods store at 3.8 km; and Dasoudi beach at 4.8 km. Dasoudi is a public beach backed by a wooded park, and it is the developer's reference point for the distance to the sea.

Who the 1- to 3-Bedroom Apartments Suit

With a school, shops and a hospital a few minutes away by car, Seven Residences is planned for everyday living. Families with school-age children have private schools in the area, and the three-bedroom layout and the playgrounds inside the complex are aimed at them.

The one-bedroom apartments fit couples and single buyers who work in Limassol, since the city centre is about eight minutes away by car. Buyers who plan to spend only part of the year in Cyprus can use a one- or two-bedroom unit as a holiday home, with the beach about five minutes away.

How to Buy an Apartment at Seven Residences

Prices are available on request. We send the current price list, the floor plans and the masterplan of the seven blocks, and we check which units are free on the day you ask, because reservations change the list often.

New-build apartments in Cyprus are sold with VAT. A reduced rate can apply when the apartment becomes the buyer's main residence, subject to size and value limits set by Cyprus law; your lawyer checks eligibility before the contract is signed.
