Studios and Apartments for Sale in Agios Athanasios, Limassol, Cyprus

Silicon Park is a mixed-use development in Agios Athanasios, part of Greater Limassol on the south coast of Cyprus. It brings together two commercial office buildings and three residential buildings on one site, and the developer describes the residential buildings as serviced. They rise to seven and eight floors. The apartments now offered for sale are studios, one-bedroom and two-bedroom units. The developer's plan for the residential buildings also includes three-bedroom apartments; these are absent from the current listing.

All listed apartments are rated energy class A, and each residential building has a lift. Air conditioning is installed as split units. Every apartment in the current listing includes a parking space and a separate storage room, so a buyer does not have to arrange either one later.

Internal Areas From 38 m² Studios to 90 m² Two-Bedroom Apartments

The apartment mix covers three layouts. Studios measure 38 to 40 m² of internal area and sit on the fourth to seventh floors. One-bedroom apartments have 50 to 67 m² and one bathroom. Two-bedroom apartments have 75 to 90 m² and two bathrooms, which lets two adults or a family use separate bathrooms. One- and two-bedroom apartments are spread from the first floor up to the eighth.

The internal area is the enclosed living space. Covered verandas are listed separately and add between 13 and 29 m², depending on the layout. Some studios are planned without a veranda. Some two-bedroom apartments on the first and third floors also have an uncovered veranda of 20 m² next to the covered one.

Sea and Mountain Views From the Upper Floors

The developer records the view for each unit separately. Sea views are listed for a number of one-bedroom apartments from the fifth floor upwards and for some two-bedroom apartments on the third, fourth, sixth and seventh floors. The studios and several other apartments are listed with mountain views toward the hills north of Limassol. Many apartments on the lower floors carry no view note at all. Buyers who want a sea view should therefore compare floor and orientation in the unit list before choosing.

Offices, Co-Work Areas, Gym and Daycare Centre in One Development

Silicon Park places homes and workplaces on the same plot. The two office buildings are intended for companies, and the development adds shared facilities that residents can use in daily life. According to the developer, these are:

• a restaurant
• a gym
• a daycare centre

For a resident who works in one of the office buildings or in the co-work areas, the daily commute stays inside the site. Parents of young children can use the daycare centre without a separate drive. The developer describes the residential buildings as serviced; we can confirm which services are included and what running costs they involve.

Construction Status: Delivery Planned in the First Half of 2029

Silicon Park is under construction. The developer is building it in two phases and plans delivery in the first half of 2029. Buying at this stage means buying off plan, so the sale contract, the payment schedule and the specification sheet deserve a careful read; we can go through these documents with you before a reservation.

Every listed unit has an energy performance rating of class A. This is the top band of the Cypriot energy certificate scale, which runs from A to G, and indicates low expected energy use for cooling and heating.

Agios Athanasios Location: 4 Minutes to the Beach, 5 to the City Centre

Agios Athanasios is part of Greater Limassol and lies north-east of the old town, set back from the coastal strip. Residential streets here sit alongside offices and commercial premises, and the A1 motorway towards Nicosia runs along the northern side of the area.

Estimated driving times from the development: the nearest beach about 4 minutes, Limassol city centre about 5 minutes, shops, schools, restaurants and a hospital about 1 minute each, and the nearest golf course about 31 minutes. These are car journeys; actual times depend on traffic, which on Limassol's main roads is heaviest at rush hour.

The location suits buyers who want a city apartment with short drives to work, schools and the seafront. Studios and one-bedroom apartments fit single owners and couples, and the two-bedroom layouts with two bathrooms fit small families or buyers who need a home office.
