Buying a Home in Paphos, Cyprus: Do You Really Need to Live by the Sea?
Most people looking to buy a home in Paphos start with the coast.
The logic is obvious. You are buying property in Cyprus, so why not live as close to the Mediterranean as possible?
For a holiday, that can be exactly the right decision. For a home that you plan to use for several months a year — or live in permanently — distance to the sea is only one part of the equation.
Summer temperatures, privacy, traffic, everyday services, maintenance, outdoor space, walkability and the amount of driving you are prepared to do can affect daily life more than a sea view.
Paphos gives buyers both options. You can live close to beaches, restaurants and established coastal communities, or move into the hills for more elevation, space and privacy.
There is also a third model: living inside a managed residential resort in the hills.
Minthis is one of the clearest examples. It combines homes with an established golf course, spa, restaurants, sports facilities, walking trails and property-care services in the hills above Paphos. Much of this infrastructure is already operational, while new residential phases continue to be developed.
The question is not whether Minthis is better than coastal Paphos.
It is whether this type of life in Cyprus suits you better.
How to choose where to buy property in Paphos, Cyprus
Before comparing individual properties, decide how you intend to use the home.
A holiday apartment occupied for six weeks a year has different requirements from a permanent family residence. A second home that remains empty for months at a time creates different maintenance priorities from a property you occupy throughout the year.
The starting questions are practical:

Buying coastal property in Paphos, Cyprus
Living close to the sea has obvious advantages.
Depending on the exact area, coastal Paphos can give you easier access to beaches, restaurants, cafés, shops and tourism infrastructure. Some locations allow much more of daily life to happen without a dedicated car journey.
For a holiday home, that convenience has real value. You arrive in Cyprus and the lifestyle you came for is immediately around you.
Proximity to the coast can also make a property straightforward for visitors to understand if holiday rental is part of your plan. It does not guarantee occupancy or a particular return, but “near the sea in Paphos” is a simple proposition.
The compromise is that desirable coastal areas can be denser and more affected by seasonal tourism. Part of the price may also reflect proximity to the Mediterranean rather than the size of the house or plot.
Climate matters as well. If you plan to spend July and August in Cyprus rather than simply visit for a short holiday, an elevated location can feel noticeably different from the coast.
This is where hillside property becomes worth considering.
Buying property in the Paphos hills
Moving inland means accepting that the beach is no longer outside your door.
In many hillside locations it also means greater dependence on a car.
In return, buyers can find more elevated surroundings, wider landscapes, quieter residential environments and greater separation from the busiest tourist areas.
The choice is therefore not simply “sea view or no sea view”.
It is a choice between proximity and environment.
For someone who spends only a few weeks in Cyprus each year, living next to the coast may be more convenient.
For someone planning long summer stays, working remotely, retiring to Cyprus or living in Paphos permanently, privacy and climate may carry more weight.
Minthis makes this difference particularly clear because it sits at roughly 550 metres above sea level, well above coastal Paphos. The elevation is part of the attraction in summer, but it also means cooler winters than on the coast.
Neither climate is objectively better. They suit different buyers.
Minthis: a different way to live in Paphos, Cyprus
Minthis is not simply a group of villas surrounding a golf course.
It is a large residential and resort environment near Tsada, in the hills above Paphos. The wider development includes an 18-hole golf course, spa and wellness facilities, restaurants, tennis and padel, walking routes and the Plateia social square. Property-care and management services are available for owners and residents.
The distinction matters when comparing Minthis with an independent villa elsewhere in Paphos.
With a standalone villa, most of the proposition is the property itself: the house, plot and location.
At Minthis, part of what you are buying is outside your front door.
The wider environment, maintained landscape, leisure infrastructure, controlled community setting and availability of professional property care form part of the reason to live there.
That makes direct comparisons based only on price per square metre less useful.
A larger independent villa near the coast and a smaller residence at Minthis may cost similar amounts while offering fundamentally different ownership experiences.

The differences are easier to see side by side.

If your ideal morning starts with walking to the Mediterranean, Minthis is unlikely to replace a good coastal property.
If you prefer an elevated, quieter and professionally maintained environment, the calculation can reverse.
Property for sale at Minthis: apartments and villas
Buying at Minthis does not automatically mean buying one of the resort's largest villas.
The current property selection includes apartments and several villa configurations.
Minthis Lofos Apartments for sale in Paphos
Minthis Lofos Apartments provide the lower-maintenance route into the new Lofos neighbourhood.
The properties currently listed by Cyprus VIP Estates are two-bedroom apartments with 116–131 m² of covered area, scheduled for completion in July 2027.
The current starting price is €705,000 plus VAT. The same €705,000 starting price is currently published by Pafilia for Lofos apartments.
This option is particularly relevant for a buyer who wants the Minthis environment without maintaining a large private plot.
For a second home occupied periodically during the year, that can be an important advantage.
Minthis Lofos Villas for sale in Paphos
Minthis Lofos Villas add private land and substantially more outdoor space.
The current Cyprus VIP Estates offering consists of three-bedroom villas with approximately 161–223 m² of covered area and plots of around 363–829 m².
Prices currently start from €1.2 million plus VAT, with completion listed for July 2027. Pafilia also currently lists Lofos single-level villas from €1.2 million, with larger villa configurations priced higher.
Villas become more relevant when privacy, gardens, outdoor living and longer periods of occupation matter more than the simplicity of an apartment.
Larger Minthis villas
Cyprus VIP Estates also lists a broader selection of Minthis villas, covering three to five bedrooms, approximately 161–300 m² of covered area and plots extending to around 1,600 m².
Current prices start from €1.2 million plus VAT.
For buyers considering the resort seriously, the decision should not simply be to buy the largest property available within budget.
Consider how often you will use the home, how much private outdoor space you need and how much maintenance you want to take responsibility for.
What is actually included when you own property at Minthis?
Minthis has an unusually broad range of facilities for a residential development, but buyers should distinguish between a facility being available and a facility being included in the cost of owning a property.
Pafilia currently describes its Lofos Lifestyle Collection as including “privileged access” to spa, golf and sports-ground facilities. It does not publish a complete owner-specific schedule explaining which facilities are free, discounted or separately charged.
Golf provides a useful example.
Minthis currently publishes separate golf memberships. The live 2026 fee schedule lists full individual membership at €3,000 per year and couple membership at €5,400, with other shorter-term and off-peak options also available.
The public schedule does not identify a separate standard membership price for Minthis property owners.
This does not mean that an individual purchase package cannot contain additional benefits. It means buyers should confirm the terms for the exact property rather than assume that access to every resort facility is automatically included without charge.
Before reserving a Minthis property, establish in writing:
- what access to golf is included, if any;
- the terms for using the spa and fitness facilities;
- whether tennis and padel are included or separately charged;
- what concierge services form part of ownership;
- what pool and garden care is available;
- what property-management packages cost.
This is particularly important when comparing Minthis with a standalone property, where these services may not exist at all but also do not form part of a managed-community cost structure.
What are the ongoing costs of owning property at Minthis?
The advertised property price is not the full cost of ownership.
This applies to any property in Cyprus, but managed residential resorts introduce additional categories worth checking before purchase.
Minthis offers professional property-care services for full-time residents and seasonal owners, including tailored management solutions.
That can be valuable for an international owner.
A property used for only part of the year still needs inspections, maintenance and, depending on the home, garden or pool care while its owner is abroad.
The important issue is that our research did not identify a complete public Minthis price schedule for several recurring costs, including general service charges and individual management packages.
A buyer should therefore request the actual figures for the specific property under consideration.
At minimum, establish:

Can you live at Minthis year-round?
Yes, provided that you are comfortable with a car-based lifestyle.
Cyprus VIP Estates currently lists the Lofos properties as approximately 16 minutes from Paphos city centre, 25 minutes from Paphos International Airport, 20 minutes from the beach, 12 minutes from shops and 10 minutes from a school. These are indicative driving times rather than guarantees for every destination or traffic condition.
The important point is simpler: Minthis is close to Paphos by car, but it is not an urban or walk-to-everything location.
For most everyday shopping, schools, healthcare and the wider choice of services in Paphos, residents should expect to drive.
At Minthis itself, the situation is different. Golf, wellness, restaurants, sports and outdoor activities reduce the need to leave the resort for leisure.
This model can work particularly well for people who work remotely, are retired, spend several months a year in Cyprus or want a quiet second home.
It is less suitable for somebody whose priority is being able to walk from home to a supermarket, town centre and beach.
Is Minthis suitable for families buying a home in Paphos?
Families should look at the actual facilities rather than rely on a general “family-friendly” description.
Minthis currently provides children's and junior activities including mini golf, junior sports programmes, children's menus, private nanny services and babysitting.
There is one important restriction to know before buying.
The official Minthis wellness information states that the spa is open to guests aged 16 and over. The spa includes its 25-metre indoor heated pool.
For families with younger children, this makes it worth checking exactly which swimming and wellness facilities they expect to use regularly.
The second consideration is transport.
Living at Minthis with school-age children still involves driving for school and many normal weekly activities outside the resort.
For a family that values privacy, outdoor space and a managed environment, that may be a reasonable exchange.
For a family prioritising walkability and greater independence for older children, a more urban part of Paphos may be preferable.
Do you need to play golf to buy property at Minthis?
No.
Calling Minthis only a golf development misses much of its proposition.
A non-golfer can still value the elevated landscape, lower-density environment, spa, restaurants, tennis, padel, trails and property-management infrastructure.
The golf course changes the landscape and identity of the resort, but using it is not a prerequisite for enjoying the rest of Minthis.
The separate published golf-membership structure also reinforces the point that golf should be considered one element of the resort rather than something every property owner must use.
The more useful question for a non-golfer is:
Would you still choose Minthis if the golf course were simply part of the view?
If the answer is yes because you value the climate, landscape, privacy, wellness facilities and managed environment, then not playing golf is unlikely to be a reason to reject the location.
If none of those features matter to you either, a standalone property elsewhere in Paphos may offer better value for your priorities.
Is Minthis property a good investment?
Minthis can be purchased for personal use, investment or a combination of the two.
Pafilia currently promotes different ownership structures at Lofos, including an Investment Advantage option advertising a minimum 6% net annual return over five years.
That figure should be understood for what it is: a term promoted as part of a specific developer package.
It should not be treated as evidence that every Minthis property independently produces a 6% return or that historical Minthis resales have achieved a particular level of appreciation.
Our research did not identify a sufficiently reliable independent Minthis-specific dataset of completed resales and realised owner yields from which to calculate a general historical return for the resort.
An investment buyer should therefore assess the specific programme rather than the headline percentage.
Check:
- what property is eligible;
- the duration of the arrangement;
- whether the stated return depends on conditions;
- what costs are included or deducted;
- restrictions on personal use;
- management terms;
- applicable VAT treatment;
- what happens after the programme ends.
The safer decision is to choose a property whose location, price and ownership model already make sense for your objectives, then evaluate the rental structure separately.

What is already built at Minthis?
One advantage of Minthis compared with a completely new masterplan is that buyers can experience much of the destination before buying a new residence.
The golf course, spa, restaurants, Plateia, sports facilities and trails are already operating. Lofos is a newer residential phase with properties scheduled for future completion.
The current Lofos apartments and villas listed by Cyprus VIP Estates have a planned completion date of July 2027.
This means an off-plan buyer is not being asked to imagine the entire resort from renderings.
You can visit Minthis, see the location, use the existing facilities and decide whether the wider environment works for you before committing to a home that is still being completed.
The individual property still needs the same due diligence as any other off-plan purchase. Specifications, payment terms, contractual protections and completion provisions should be assessed for the particular unit.
Who should buy property at Minthis?
Minthis is particularly well suited to buyers who:
- want a permanent or second home in a managed environment;
- value landscape and privacy more than immediate beach access;
- prefer an elevated location during the Cyprus summer;
- enjoy golf, wellness, tennis, padel or outdoor activities;
- want property-care services available while they are abroad;
- are comfortable relying on a car;
- prefer a quieter environment to a busy coastal neighbourhood;
- understand that part of the property's value lies in the wider resort.
A coastal home is likely to make more sense if you:
- want the Mediterranean within walking distance;
- prioritise cafés, restaurants and shops around your home;
- want to minimise daily driving;
- have little interest in resort facilities;
- prefer completely independent property ownership;
- want as much of your budget as possible to go into the house or plot itself.
This is why there is no useful universal answer to the question “Where is the best place to buy property in Paphos?”
The answer depends on how you intend to live.
Minthis is not a better version of coastal Paphos. It is a different version of life in Cyprus.
For a buyer who wants the sea outside the door, that difference is a disadvantage.
For a buyer who wants privacy, elevation, landscape, resort facilities and professional property care, it may be exactly the reason to buy there.
