Birch Park is a small, seven-apartment development for sale in Moutallos, one of Paphos's oldest residential quarters, on the island of Cyprus. The building is currently under construction, arranged over three floors, and every one of the seven two-bedroom apartments is built to close to the same footprint of around 76–77 m² — two bedrooms, two bathrooms, a private veranda and, unusually for a development of this size, its own private swimming pool.
A Historic Quarter on the Ridge Above Kato Paphos
Moutallos takes its name from the Cypriot word moutti, meaning a headland or nose of land — a reference to the ridge it sits on, between the harbour town of Kato Paphos below and the upper town of Ktima above. It is one of the oldest continuously inhabited parts of the city, and for most of its history was home to Paphos's Turkish Cypriot community. Today it is a quiet residential quarter of narrow lanes, courtyard houses and small cafés, close to both the sea and the shops and offices of Ktima.
The quarter has been the focus of a deliberate restoration effort in recent years, with older buildings restored and renovated street by street, keeping the original street pattern and much of the existing building stock intact. That gives Moutallos a genuinely different character from the newer resort schemes further along the coast: real streets, permanent neighbours and an existing town centre close by.
The Djami Kebir, Moutallos's Landmark Building
The quarter's best-known landmark is the Djami Kebir, a building with an unusually layered history. It was built as a Frankish-era church dedicated to Agia Sophia, converted into a mosque after the Ottoman conquest of Cyprus in the 1570s, and its minaret — rebuilt in 1900 after storm damage — was restored between 2009 and 2012 with European Regional Development Fund support. It stands a short walk from Birch Park, at the heart of the lanes that make up old Moutallos.
Seven Apartments, Priced by Floor
All seven apartments share the same two-bedroom layout and close to the same floor area, so the main variable between them is which floor they're on. The three first-floor apartments are the entry tier of the development. The two second-floor apartments sit a level up, and the two third-floor apartments, at the top of the building, are priced highest of all — the top two floors also carry the larger of the two veranda sizes in the building, at 31 m² against 16–17 m² lower down, reflecting both their position and their outlook. It's a straightforward floor-based structure: each floor sits at its own price point, rising from the first floor to the third.
Every Apartment Has Its Own Private Pool
Where most small apartment developments in Paphos offer residents a single shared pool and little else, every apartment at Birch Park has a private pool of its own, measuring 3×8 metres, built into its veranda area. Birch Park then adds a second, communal pool for the whole building, complete with its own changing rooms — so residents get a private pool at their own front door as well as a shared pool and social space downstairs.
Cooling, Heating and Security Built Into Every Home
Each apartment is fitted with its own VRV (variable refrigerant volume) system, giving residents independent, year-round control over heating and cooling in their own home — quieter and more efficient than a shared building-wide setting. Security is handled at building level, with an alarm system and video intercom covering the whole development, so residents can see and speak to visitors before letting them in.

Moutallos keeps daily distances short. The beach, the nearest shops and the nearest restaurants are all around a kilometre away, the nearest school is about a kilometre, Paphos General Hospital is roughly 2 km, and Paphos town centre is about 4 km. Golf is around 5 km, and Paphos International Airport is about 17 km — roughly a twenty-minute drive.
