Seaside Apartments and Villas in Pyrgos, Limassol, Cyprus

YOO Limassol is a residential project near the sea in Pyrgos, a coastal community on the eastern side of the Limassol district in Cyprus. It combines two building types on one site: apartment buildings of four to eight floors and detached villas of two to three floors. The developer gives the overall project area as 118,384 m² and places the homes about 50 metres from the sea. The developer marks every home in the current listing as beachfront.

The interiors carry the YOO inspired by Starck brand. YOO is an international design company for residential projects, and French designer Philippe Starck, known for furniture, everyday objects, hotel interiors and yachts, is the designer named on this project. For buyers this means one design brief covers both the apartments and the villas: layouts, materials and furniture follow the same set of rules.

Apartments for Sale in Limassol: 1 to 3 Bedrooms from 76 to 250 m²

The apartments occupy buildings of four to eight floors. The smallest layout in the current list is a one-bedroom apartment with one bathroom and 76 m². Two-bedroom apartments make up most of the list; they measure 162 to 178 m² and have two bathrooms each. The three-bedroom apartment covers 250 m² and has four bathrooms.

The sizes quoted are the developer's total area per unit. No separate veranda figure is published, so it is worth asking for the floor plan of a specific unit to see how the area splits between rooms and outdoor space. Apartment listings show both an indoor and an outdoor swimming pool for residents, so swimming is possible in the cooler months as well.

Villas with a Private Pool: 3 to 6 Bedrooms, 319 to 539 m²

The villas form the second part of the project. Each villa in the current list has its own swimming pool and is laid out over two or three floors. A four-bedroom villa of 319 m² with six bathrooms and a five-bedroom villa of 322 m² with four bathrooms sit at the compact end of the range. The three-bedroom villa is larger at 376 m², with four bathrooms, so its individual rooms are more spacious than in the four- and five-bedroom types.

The largest villa has six bedrooms, seven bathrooms and 539 m², enough for a large family with room for guests. The table below lists every apartment and villa layout from the current offer side by side, with bedrooms, bathrooms and total area.

Culture and Nature Interiors, Underfloor Heating and Italian Finishes

According to the developer, the apartment interiors come in two themes, Culture and Nature, which are assigned by zone within the project. Both use natural materials, muted colours and furniture from Starck collections. The published technical specification lists these items:

• Floors: Italian marble-look ceramic tiles or Italian parquet in the living and dining areas
• Bathrooms: Italian sanitary ware with chrome fittings, soft-close WC seats and electric towel rails
• Heating and cooling: underfloor heating with a heat pump, plus hot-and-cold air conditioning in living areas and bedrooms
• Hot water: a cylinder with a dual electric and solar heating system
• Entry: a video intercom connected to the concierge and security
• Connections: TV, coaxial and Ethernet points in living areas and bedrooms

Home automation is specified in three levels. The standard level provides for control of lighting and shading. The middle level adds provisions for sound, air conditioning, heating, video entry, Wi-Fi, video distribution, a home cinema and a TV lift. The top level includes the installed system and fixtures. The level that applies to a particular apartment or villa is set out in its sales documents, so check it before reserving.

Driving Times from Pyrgos: Shops in 6 Minutes, City Centre in 24

By our estimate, driving times from the project's location are: restaurants about 4 minutes, shops and a school about 6 minutes each, a hospital about 9 minutes, the nearest golf course about 22 minutes and Limassol city centre about 24 minutes. The developer separately states that the homes are about 50 metres from the sea.

The developer's own location list names several places along this part of the coast: the Monte Caputo concert hall at 1.7 km, the Parklane resort at 2.9 km, St Raphael Marina at about 3 km and the Matsuhisa restaurant at 4 km. Pyrgos lies east of Agios Tychonas and Parekklisia, so beach trips and daily errands stay on the coastal side of the district, while the centre of Limassol and its old port are a longer drive to the west.

Who the YOO Limassol Apartments and Villas Suit

The two-bedroom apartments suit buyers who want a large home near the sea with shared pools and a concierge, without a garden to look after. The one-bedroom apartment is the compact option for a second home by the sea. The three-bedroom apartment gives a family 250 m² on one level.

The villas are aimed at families who need three to six bedrooms and their own pool, with schools and a hospital within a short drive.
